Hi All, I read somewhere that there is some legal issues in Raja Iris Project and it seems the maintenance is also not good. Anyone who have booked in this project please share your feedback

What is the current rate per sqft going on and when is the possession?

The rate per sqft for Raja Aristos starts from Rs. 4,500/- + other deposits + Govt Levis + registrations. Tow blocks are ready to move in and two are under construction.

Hi This is Nickson, I booked an apartment in Raja Aristos in Bannerghatta Road & I am aware of case 186/13, I got evaluated through our Legal counsel and I have gone through my legal council and he has briefed me in this manner. “The Litigation is between the land owner and his Sister . The Landowner’s sister executed the Release Deed in the favour of his brother in the year 2008 and also executed a confirmation deed in 2008 and now she has filed a case. However the claim is in part of Landowner share , not with the builder share . After going through the documents deeply I have purchased the property in Raja Aristos, my apartment No.SE-11, Canberra block, with area measuring 2400 Sft.

And the same was discussed with ICICI lawyer and got the same appraised by his as I have gone with ICICI bank for funding the property and ICICI bank has approved after understanding the case and approved my loan also .

Hi Nickson,

I am very surprised that the ICICI lawyer has approved the documents and your loan. I have done my research about this property. I wanted to get the loan through SBI. I've posted all my findings in the new post above. I thought about buying a 3bhk apartment but I realized that the partition document itself could be illegal, and the title deed when transferred to my name could be defective under law.

I would think twice before buying this property. Let me know if you find out more.

This is a joint family property. The builder and some of the family
Members are trying to alienate the property without the rightful consent. There was a public notice published in the times of India. Please warn any potential buyers like yourself. The case number is 186/13.
