Hi Mr Raj, As per different sources, i got to know that, in year 2010 this location had average residential price around 2210/sq-ft . This price is now touched 4612/sq-ft in Oct-Dec 2014. By seeing this you can understand how the price is rising rapidly.
Please suggest me any forum where I could find the Owners who have been cheated by ERA in Sec 86 project. it's not a good company. Check it's track record of the Company....
As per my knowledge, this project is developed by ERA landmark Ltd. This project is located in Sector-86,which is one of the prime residential location in Gurgaon. Expected possession of this project is October 2016. Sector 86 is a very prime location in Gurgaon with many big group coming up with townships in local vicinity, Vipul, Vatika, DLF, Unitech, ERS and many more. Very close to NH 8 and the new upcoming Dwarka Expressway.
Sector 86 is a very prime location in Gurgaon. If property and real estate is all about new development and new setups then Sector 86 is a classic example of model real estate development. This place an excellent choice for an excellent ROI and also a potent contender for an affordable living option - for the masses for whom high rentals and high EMI are a constant basis of worry. Its been two years since i invested in this project. i have writing multiple mails to them asking when the work will begin but they also say it will take 3-4 months more. Seems like ERA has just taken money and do not have any approvals. Don't know how to belive in this group now

Hi Abhilash, i tried speaking to the company, but calls are not being received. i think you should consult a lawyer to know where you stand and how much of the invested amount can be refunded!!!
I bought a unit in the project two years back. Did not receive the 5 % demand letter they sent last year therefore missed the allotment. Now no body is telling me that what will happen further and by when will they allot units to rest of the buyers. Every time I call them, they give me a timeline of next 4-5 months
I have booked a flat in ERA sec 86 nearly a year back neither the BBA has been executed and when i contacted them in the month of june 13 i was told that the BBA shall be execueted in 2nd forthnight of August 13 on contacting them again in august i was told that it shall take another 4-5 months . Pls keep me informed if there is a meeting of people like me who are being fooled by the developer
There is a meeting held in this weekend regarding Era Landmark. How many of you have got this message? Are you guys gonna attend the meeting.. also u can have a look at the project site too..
I heard that some guys are fooling around people saying that the construction has started recently.. But it is not true guys.. beware of those false news spreaders. The builder is not giving proper info about the project and look at these guys taking advantage of it.
ERA has collected money from buyers for pre-booking the plots in Sec-103 long time back and not an inch is constructed yet.. Seems that all the approvals are also not in place. Many buyers have already paid 60% upfront to book the plot some 2 years ago itself. Anyone has any further news on this project??
It is better to stay away from this project. From past two years the project is being discussed but the construction is not started till now. My uncle has booked a unit in Jan and is still waiting for it to start the actual work of the project.
Builder Buyer Agreement is yet t be obtained. They have told that BBA will be issued to buyers by the last week this month, bank loan and other approvals related to the project will come after the execution of the agreement. Actual construction & commencement will also start only after that.
