Worth to buy flat in Gulmohar Serene Kharadi?? Pls suggest !!
Q: I am planning to buy a 1.5 BHK flat in Kharadi(706 sq ft)-initially had planned for 2BHK(but now dropped due to budget constraints), Gulmohar Serene Poject near Apule Ghar Bus Stop. Cost will be 35lakh+ which includes covered parking . Project is also decent. Can anyone pls help/suggest, whether it is good deal as the per sqft rate is 4300?Now the current rate in Kharadi is 5000,so have doubts over the low price rate.Also there is a barren land behind the project .As per Builder,it is a Govt Property. My initial purpose is to live their minimum 5-6 years but I may sell this after that, Is it worth buying this flat? OR It is better to stay in rented flat instead of paying huge interest on home loan if this flat is not going to give me that much return? Pls provide some expert comments

If you are going to use the house for self then I would advice you to go for a flat in which all the amenities are provided which makes your life easier. The Gulmohar builder is quoting less because he is not providing any amenities and moreover the project is also very small.
The deal seems to be good as the builder is offer Rs 4200 per sqft where as in that area price per sqft is around Rs 5500.The projects has also got all the approvals and all the leading banks are also providing loan for this project. The only problem with this project is that there are no amenities available in this project. As you are going to stay here for 5-6 which is a long span of time you can definitely expect appreciation and you need not have to pay a hefty amount for maintenance.
The development and infrastructure plans of Kharadi are one of the best in Pune. Well-Linked to the city through public transport and road connectivity makes it much more desirable. Kharadi is the result of orderly development of vast chunk of barren land, which has now been planned to develop the land on a private public partnership by the local developers and PMC. So investing in this area can be fruitful
