I want to invest in Dwarka expressway / sohna vs Noida. Plz Suggest

Q: 1. What is comparison between projects of Aashiana sec 88A, ATS sec 89,Agrante sec 107 on Dwarka eway ?Also advise about Builders and their reputation and advice for investment cum end use in these projects ?How is the Laburnum sec 36 project in Sohna ?
2. Will it be better to invest in an apartment in Bhiwadi vis a viz the above say for eg in Terra HERITAGE ?
3. Also should I hold on to an apartment in Jaypee Greens Klassic on Noida Eway or move on to gurgaon ?

i am in a dilemma....ie whether to invest in Laburnum 2 sector 35 Sohna (@ 4750/-)or Ashiana sector 88A on Dwarka Eway(@ 5500/-) ? Please advise.

Hi , Manish, Laburnum is a pre launch project, they are launching 2-3 bhks with a price of Rs 5100 per sq ft. They are also offering inaugural discount. If you are looking for investment, this is a very good project and will give u almost double future returns after 5 years. The reason behind a good appreciation are: A. K R Mangla University is coming up, for which the area has already got a hype and the price per sq ft are moving upwards. This project is located just opp to the university. B. KMC expressway and Delhi Mumbai Corridor is also crossing this sector , hence with the amount of development the area will witness in future , you returns are guaranteed.

Hi, Manish, if you are talking about Sohna road and Bhiwadi them i think for plot investment bhiwadi is the best. The appreciation will be very good in Bhiwadi and looking at the growth, you dnt have to wait for resale also.Sohna road projects are good for end user investment, luxury and affordable projects are coming up in there.

Mr Aman, the fact is, true ATS is a very good project, but if you are looking for end use purpose, it is good, but for investment, its a 50-50 option. As the project cant have a good appreciation immediately. For resale you have to wait for min 3-4 years and that too the return percentage will be low. So after 3 years the percentage of return might increase looking at the infrastructure of the place.

Hi, Khusbhu, the reason behind low appreciation is there are good projects like Era, BTPT, Aspire which are offering with a range Rs 3400 --4000 per sq ft with same facilities and have proper bank approvals will be more in demand rather than project with Rs 6000 per sq ft. Secondly these project are located in sector 104 , the connectivity with Delhi is much easier if we choose this projects.

Hey frnd, true BTPT are delaying the possession date, but for investment purpose this is one of the best project in that area.If you are looking for end use then you better to go for Vatika floor in sec 82, primrose on 240 yds floor...you may also get that in 80L .

Hi, Manish, if we are talking about three projects like Aashiana sec 88A, ATS sec 89,Agrante sec 107 on Dwarka eway, all three are very costly project, like luxury project. According to few local real estate agents, although builder have a good reputation, but the appreciation of the projects will be very low after few years.
