Delay in possession of Ramprastha Edge, Gurgaon Sec 37-d.
Q: I purchased a 2 bhk in Ramprastha Edge thru resale on July 2012. 85% payment has already gone. Balance payment remains (15% BSP + IFMS Charges + Registration charges). Out of the 15% BSP, 5% has to be paid on completion of flooring and wall painting. Last year in October, I had inquired of the status update regarding my flat. Mr Sanchit at Ramprastha office said that tile work, painting is going on in the flat.
Almost a year since then, and there is no update regarding the possession of my flat. Few months back, Sanchit said that by this Diwali, I would get the possession; although chances are bleak as there is still no demand from the company' means flooring; painting has not yet finished.
Builder does not provide permission to visit the site and see what's going on inside the flat (although you can visit under-construction flats of several other builders).
It is worthless and hopeless to buy a flat in Ramprastha when such a reputed builder does not listen to your woes and just shuts their eyes. Builder is just tossing their customer like a tennis ball and keep shifting their possession dates which is not fulfilled yet. They are just interested in launching new projects and taking customers money and giving no attention to their own promises. really fed up with the way they have shaped this project and nit giving satisfactory answers,after so many years also, we are not allowed to enter in our own house ,let apart this we are not allowed to see the progress inside our flats.They just keep on making false and fraudlent promises to their customers. Please raise your voice against this greedy builder.
And about the risk, each and every builder in Delhi NCR are behaving funny with the owners. They got the land and money, but they are taking much more time than in normal. Not on;y for RP but there are many builders who have crossed their dead lines. Hence investment is a risk, you have to choose , whether the project is worth that risk or not.
Hi, Vishal, looking at your situation , i feel you should a legal help or have a strict word with your builder. Are they providing any compensation?? for the delay??? Or else, you can also write a letter and mail them stating, if they do no give the accurate information regarding the possession, you might file a legal case. Then see, what they say..
Hi, Sharath ji, yes there are availability of 3 bhks in this project, they are quoting Rs 70-90 lac, depending to the sq ft area. How much do you need,?? Secondly, the project is a good project looking at the amenities and infrastructure but the possession is having some issues.....
Sharath ji, yes, there are flats available in this project in resale. Please check websites like 99acres, magicbricks, commonfloor.com etc. Secondly, please be informed that I had researched all the major projects in GUrgaon, then put my hard earned money into this project. As you see, pre-launch or new launches are always at great risk as you never know at what stage of construction, the builder may halt the ongoing work at the site (due to any issues like financial constraints etc.). Even RP Edge was a project launched in 2008 (imagine 5 years, yet no possession of flat), but I consider it safe investment as towers are ready, you can see photos on RP website, exterior putty/painting work is going on.
After investing so much money in the flats, builder is bound to give possession, as only appx. 7.5 lacs (including Registration) payment is pending for my 2bhk flat.
Also, Ramprastha is a 450 acres township, which will have all basic amenities like schools, hospitals, multiplex, markets etc. in this township. Builder has already delivered Ramprastha Greens in Vaishali which is fully occupied.
It is unlike the small townships been created by other builder. Ramprastha has launched several projects in the area after Edge, like View, Atrium, Rise, Primera. Work is in progress in all the projects. Primera has been launched @ 6500/- per square cheap.
To conclude, you can do your own research, but I feel that 65 lacs (all inclusive) for a 2 BHK flat in Dwarka Expressway, that too, that is near completion, is worth an investment. In other projects, the builder may say possession will be given in 2015-16, but what is the guarantee that they will keep their promises?
I would also like to highlight, that it you visit the Sector 37-d area and Ramprastha site, the whole area looks like an urban jungle. One can feel as if the whole project is amidst fields with nothing around it. Also, there is a railway line and Basai water treatment plant near this area. As you make an entry near the project site, there is a crematorium, and most importantly, one Indira Colony nearby (as name suggests, it ia a type of jamadaar colony).
Of course, the builder does'nt mention these things in his brocheure and advertisements. But, I feel these petty issues hardly matter. Because, which HUDA sector does not have a village attached to it. The posh Sector 45 has Kanhai gaon attached, Sec 15 has Kirti nagar village, then, Jharsa, Basai etc. etc. There is a village just next to the poshest Sector 31 also.
If you see the new launches made by several builders @ 4000+/sqft. In that context, Ramprastha Edge is the best deal at 4100/- around levels; as we can at least expect possession within one year.
1) Proposed metro station nearby. 2) Its a whole 450 acres township; so definitely there will be more facilities nearby, as thousands of people will be living. 3) Covered car parking. 4) Just appx. 3 km from Hero Honda Chowk. (only minus at the moment is that if you are coming from IFFCO Chowk side thru NH8, you have to take wrong side from Rajiv Chowk, as there is no right cut at Hero Honda). But a project just 3 kms from NH8, what else one wants!!! 5) Khandsa Mandi is just walking distance from project; means end user wont have to shell double money in purchasing fruits and vegetables from local shopkeepers; as they can directly visit the Mandi from where these retailers purchase.
Risk factors: The internal roads, development of parks, club house and other basic facilities will be in the hands of the builder. What he develops and delivers, no one can judge. Its his goodwill what he delivers. Also, does he pass on his expense to the flat owner, in the form of extra charges: No one knows!!
If you visit Ramprastha Greens, Vaishali, they still dont have a club house (irrespective of the fact that there is an empty plot there where the clubhouse was supposed to be).
Also, there is a small disclaimer printed on all the maps of the builder that states that he has a right to change, modify the layout, area and other things shown on the map. Means, that he can always cover the open area shown in the maps and build another tower, to raise money.
