Q: Project was launched in 2008; means its taken 5 years, yet the flat is not deliverable. It takes no more than 1.5 years to construct one's own house on a piece of land having 4 floors (all with good interiors and the best of construction material). Ramprastha launched several projects since then, like, Atrium, View, Rise, Primera (@ Rs 6500/- BSP) and more. But possession has not been given for the Edge Towers even after 5 years since the project was launched. Is it not fraud on part of the builder that it launches projects; raises money from investors (obviously who lose interest as even banks give 9% per annum ROI on FD's), and then instead of putting all resources and manpower in delivering that project, the builder diverts the funds and labour to the new projects launched; and then once it acquires 50% project money from investors, a new project is launched and so on.

Latest Answer: I have recently received letter of Possession for Ramprastha Edge Tower Phase I and am surprised at all the extra charges added on the final statement. Project had original delivery date of due Aug 31 2012 to be extended until Dec 2012 and possession is offered in May 2018. However Builder has decided to give only 18 months compensation. Please advise how should we approach this issue? Thanks Deepak.

Q: I purchased a 2 bhk in Ramprastha Edge thru resale on July 2012. 85% payment has already gone. Balance payment remains (15% BSP + IFMS Charges + Registration charges). Out of the 15% BSP, 5% has to be paid on completion of flooring and wall painting. Last year in October, I had inquired of the status update regarding my flat. Mr Sanchit at Ramprastha office said that tile work, painting is going on in the flat. Almost a year since then, and there is no update regarding the possession of my flat. Few months back, Sanchit said that by this Diwali, I would get the possession; although chances are bleak as there is still no demand from the company' means flooring; painting has not yet finished. Builder does not provide permission to visit the site and see what's going on inside the flat (although you can visit under-construction flats of several other builders).

Latest Answer: It is worthless and hopeless to buy a flat in Ramprastha when such a reputed builder does not listen to your woes and just shuts their eyes. Builder is just tossing their customer like a tennis ball and keep shifting their possession dates which is not fulfilled yet. They are just interested in launching new projects and taking customers money and giving no attention to their own promises. really fed up with the way they have shaped this project and nit giving satisfactory answers,after so many years also, we are not allowed to enter in our own house ,let apart this we are not allowed to see the progress inside our flats.They just keep on making false and fraudlent promises to their customers. Please raise your voice against this greedy builder.​

Q: Any idea when the company will handover the possession of the Ramprastha Edge Towers, Sec 37D, Gurgaon?

Latest Answer: Hi Ramprastha might be a biggest township but the project is much behind than scheduled . The project was initially committed to be finished in 2014 but till now the project does not seems to completed until end of 2016 . People are frustrated and waiting after paying almost 95 % of the cost and builder is not bothered to take any action for completion and giving the possession on time . As per builder they have an dispute for Water and Sewage . In my opinion water and sewage issue should have been sorted before even starting the building work . I warm people for not to buy this development and be very careful otherwise they will have to suffer like others who are already stuck .
