Q: Project was launched in 2008; means its taken 5 years, yet the flat is not deliverable. It takes no more than 1.5 years to construct one's own house on a piece of land having 4 floors (all with good interiors and the best of construction material).
Ramprastha launched several projects since then, like, Atrium, View, Rise, Primera (@ Rs 6500/- BSP) and more. But possession has not been given for the Edge Towers even after 5 years since the project was launched.
Is it not fraud on part of the builder that it launches projects; raises money from investors (obviously who lose interest as even banks give 9% per annum ROI on FD's), and then instead of putting all resources and manpower in delivering that project, the builder diverts the funds and labour to the new projects launched; and then once it acquires 50% project money from investors, a new project is launched and so on.
I have recently received letter of Possession for Ramprastha Edge Tower Phase I and am surprised at all the extra charges added on the final statement. Project had original delivery date of due Aug 31 2012 to be extended until Dec 2012 and possession is offered in May 2018. However Builder has decided to give only 18 months compensation. Please advise how should we approach this issue? Thanks Deepak.

Ramaprastha might just make history "by taking a decade to give possession" ....they have already taken 7 years for the 1st launch of theirs - the edge towers !!! so a decade is not that remote a possibility. Their Modus operandi - collect money from one project , make the basic structure...shift the money to a new project, and so on.... Now all buyers are stuck! and Ramaprastha is just having a ball (brick) of a time. the Government just wants to sit on it's Laurels and not do anything about these Cheats, instead wants to keep collecting tax from these very harrowed and financially burdened buyers. We should now just tell the Gov - no taxes on our incomes etc.... till possession.
Truly said. And the worst trap in this scenario are the ones who have purchased flats in resale from open market. It's been 4 years I purchased my unit in Edge Towers @ 4125/- in resale. Today; I am unable to fetch even Rs 4000 bsp as there are many sellers available in the market.
An investment of nearly 60 lacs made 4 years back; and neither the builder giving possession; nor the prices appreciating; nor the area been developed. Had I made an FD with any bank; I could have easily fetched a return of 9% per annum on my investment. (a net profit of 16-17 lacs after deducting Income Tax).
I visited the Ramprastha site 15 days back; they showed me the Ground Floor flat in K tower. Structural work is complete and looks fine; however, all the bathroom fitting work etc. has to be completed. I had to park my car at least 250 meters away from the tower; as all the construction debris is lying around the towers.
Seeing the current condition of the project; it is quite visible that the builder won't be able to give possession for at least one more year. How can one move in with his/her family until debris is not removed; labour does not move out of the project; electricity/water/sewerage gets activated etc. etc.
The only satisfaction is that the builder will definitely hand over possession; as the project is in completion stage. Just imagine those projects where investors have paid 40-50% money to builder; and not even the structural work is complete.
I know someone who purchased a 3 bhk in AnantRaj Madelia, Manesar, 4 years back thru resale; and still structural work is going on. Just imagine; a builder like Anant Raj; when he will be able to deliver his project.
The only minus point of our RP Edge project is that near it; there is a crematorium which you will always have to cross; in order to reach the project. Now this is not good. Just imagine dead bodies been burnt near our flats. I think the builder/ HUDA govt should look into this and have the crematorium removed ASAP. Secondly, the next round of price appreciation will be when the Dwarka Expressway becomes operational. Now it's again a million dollar question as to when it might be operational? Land acquistion, compensations, non-stop work; all this in the hands of the govt.
Internal roads, Landscaping; security; debris removal; without these been completed; I don't think anyone can move in with his/her family.
Now, the last resort is that all the investors collectively reach the builder's office and confront him regarding the slow pace of construction. We can also create a facebook profile to communicate regarding this issue. Kindly let me know what you think we can do?

I was there on 4th June 2016 and checked with the people around. The work has stopped almost 4 months back completely and there was not even a single construction worker on site. The Sales office people don't respond. We all need to do something about this. Manu Dhir 9654176176
Now its been more than 7 years and still no confirmation on the possession date, every time you call they say in the next six months and have been saying that since Dec 2011..... it's April 2015 now.... how much can a person lie...ridiculous!!! the main Edge towers structure was ready way back in 2012, most construction work was over. they have just sat on their asses since 2012 ..... 3 years !!! NO WORK FOR # YEARS !! or just bare minimum work has been done in edge towers for the last 3 years. So now the status is that possession is now where in site. And all this bull crap about connectivity ect is just EXECUSES coz sector 37 D has okay connectivity as its already close to developed sectors like sector 10 , herohonda chowk etc. Builders way far off in sector 99, 92, 83, 84, etc have given possession...whereas they had no connectivity of roads etc. & the funny thing is that all these projects launched after Ramprastha and their actual work started in 2009 or 2010, some even in 2011.
Hi, guys, but kindly keep in mind that, with a coming 2 year recession ahead of us, it will be easy for builders to degenerate into go slow and not complete anything and drag on and on.
Hi Srishti, what I believe is that maybe forthcoming recession can affect projects which are in the initial stages, like Rise and Primera. But if you look at Edge, most of the labour-intensive and capital-intensive work has already been completed. Painting and tile work automatically means that the structural work has been completed.
Any one can judge that after painting of the flats gets completed, builder will himself be in a hurry to collect the balance 15% BSP payment pending (as in my case) and handover the keys, so that the flat owners maintain their flats.
Yes, recession can hit projects which are still in launching stage, or where the structural work is in process. Here, the building is in front of us, we can see photos on the net or visit the site. Small petty work wont get affected due to any recession.
What in case you apply for a flat in suppose, Earth Copia, Uppals etc. where only excavation work has been done? In that case, builder can anytime halt work at site.
Hi, Guys, Rampratha is going though much trouble like not great connectivity, poor road construction and many more. The possession is being delayed due this reason partly and majorly because of few approval issues. Although the builder is still fighting on the lines and trying to finish it by end of this year or first of next year.
See Naveen ji, if Rampratha do not work out now, later the brand will have great problems, which might effect there future projects,hence , if they have taken money, they shuld have the responsibility to deliver the project.
Naveen ji, I don't believe that Ramprastha is having any approval related issues. Because, these issues are experienced in the beginning stages of construction. Painting/flooring.tile work is the last stage of construction.
Also, connectivity/roads is not an issue just confined to Ramprastha city. Its spread across the projects launched in Gurgaon. As you see, Gurgaon is an unplanned city, where firstly, small markets (having tiny roads) came up, then residential sectors came up. All internal sector roads or approach roads say the same story. Just see the congested Sec 15 road or Gurdwara Road. Can you believe it: no right turn from Hero Honda. Either take wrong side from Rajiv Chowk or you will have to take a long U-turn from near Kherki Dhaula toll (means an extra 6 kms).
This is called bullshit planning. Just see the planning done for Greater Noida. May be its not populated yet, but the first step in development was the wide roads, infrastructure, street lights and greenery set up by the govt. One enjoys a drive in Greater Noida. And in Gurgaon, whatever big shot builder launches his project, the overall infrastructure story cannot change.
Just see, years since Gurgaon has been inhabited, yet the govt has not been able to decide how to decongest Rajiv Chowk and Hero Honda crossings. No foot-overbridge, subway or crossing at Hero Honda chowk. (They should learn a lesson from Shiela Dikshit, who during the last 10 years has tried her level best to decongest Delhi (flyovers, foot-overbridges, Metro connectivity reaching those colonies whose names people didn't even know, subways, state-of-the-art bus stands, low-floor buses, greenry, parks etc. etc. I can go on without stopping.
Hi, Vishal, true, there was an issue about the construction and i visited the site where the finishing work is fully swinging.Ramprastha Edge is in pressure from the sides and this might be there last chance to to stay in Gurgaon.
Every 3 months RP changes the possession date, called them in Jan ...they said by aug 13, called them in April they said oct 13, called them in June they said jan 14!! Hence the date is yet not fixed...
