Advice on Ozone Urbana Apartments in Devanahalli Bangalore
Q: I would like to get feedback from those who have invested in Ozone Urbana Aqua apartments. is the construction progress as per their schdeule ? Any surprises after you booked ? Do you think it is worth investing in Urbana? With the new hardware and Aerospace park coming up in Devanahalli can I expect it to be rented out easily ? What rental return and appreciation can I expect? Can we expect the other facilities like ITES,Commercial space,Hospital etc in the next 3 years ? Your valuable feedback will be much appreciated
Hi All, never try to buy the property with them.. they are having hefty charges of cancellation and interest of none payment of amount. We dicussed with the management to sort out the interest amount to reduce.. they said its technical issue and charging 2 lac for 45 days of delay.. never seen worst coordination of managment. I am suffering of taking this property from Ozone Urbanan

The project is spread over 5.1 acres of land with 320 units and 10 blocks with 8 habitable floors with stilt parking. There will be 4 apartments on each floors and all the apartments are Vaastu Compliant.
Hi all, just came across a buyback scheme for 3 bhk in aqua 2 in ozone urbana project, where they are offering 42 lacs on investment of 17 lacs in 2 years. I want to know about the credebility of the builder. Whether it is good to go in such buyvback scheme. He is quoting the price relatively high as 4800 psf. Please provide suggestion at earliest.
Township projects needs more time to develop and the appreciation would be slower initially. Once there is development visibility, the appreciation is much faster. Since the project is in a more strategic location and an integrated development is being planned, the investor is bound to have very long term benefits.
one of my friend invest in ozoneurbana aqua 2 bhk residential apartment and as per his point of view Urbana Aqua is good project and geting good responce from other menber.from my side locality will be developed in next 2 to 3 yrs.
I think investing in this project will fetch me good returns and the project is also by one of the reputed builder.Need views from people who have already booked a property in this project.
I am planning to buy a 2 BHK apartment in Ozone Urbana - Pavilion. Following are some of my concerns:
1. Are the outdoor amenities shared by the complete 150 acres or is it separate for Pavillion? More specifically, I don't see swimming pool in the picture (brochure) for Pavillion. Did anyone check about this?
2. Has anyone taken SUBVENSION (80:20 - "No EMI till possession") scheme? Is it safe? Are there any hidden things behind this both from the Bank and Builder side? Because, it sounds too good to be true as they have to pay good amount of interest for around 2 years !

Kunal, I have purchased 2bhk with pre-emi option. I'm first time buyer and in-spite few of my suggestions were not accommodated and I have went ahead with it. Realized that all builders prepare the agreement that suites them better than customers.

have purchased a 2bhk flat in ozone urbana aqua on 20-80 pre-emi scheme from hdfc... Since m working abroad I rely on the photos that they put up on their websites about the construction status. I believe they ll complete the project by March 2015 as was told...

I have booked a 3 bhk in Urbana Aqua, phase I. The estimated date for handover is some time during June-2015. The project is shaping up well as on date and internal and external plastering work in progress. The concern is completion of township amenities in time that would render the space habitable.
so far my expereince is good with these guys. I am hoping they will maintain good relationship till the end. They are also hoking the prices continously to keep in par with other developers like Shoba, Hirananadini, Brigade etc..so better to book as early as posisble if interested.
The project Ozone Urbana Aqua is going to get completed by 2015. They have introduced three new towers F,G and H which is in pre launch stage and they are also giving offers like you pay 20 percent at the time of booking and rest 80 percent after possession.

So future appreciation can be expected.
