Any chances of property prices going up in Sarjapur Road?
Surinder

The area is developing very fast and has the potential to grown in future because of the close proximity to an economic hub and property values are touching the sky.

Over the last few quarters, prices have been constant which means if you are buying a property today, values are already discounted. This could be the right time for a value advantage.

Ecity has all the connectivity elevated express way to koramangala, NICE road to Bannerghatta road, mysore road and tumkur road, upcomming metro phase 2 line to bommasandra.. Many major schools like DPS, Ebenezer International school, Tremis world school. Vibgyor high, Condor International school..Many major hospitals like Narayana Hroudayalaya, Health City, Live 100 Hospital and a seamless nice road connectivity to Appolo and Fortis on Bannerghatta road. Compared to this, what Sarjapur road can offer appart from a crowded IT industry corridor on ORR streatch?

I have been staying in Sarjapur Road from a very long time and water and traffic is a universal problem. But I believe Sarjapur Road is a great area to invest. Moreover, it is good place to live for the people who are working in Whitefield and ORR as Sarjapur is very well connected and a central place.

As this is my first invest and I do not know much about Bangalore city. Which area is having better water supply Sarjapur road or ECity?
Mangal P

My vote goes to Electronic city. I am not telling that the water situation is good in Electronic city but the water condition is better than that of Sarjapur road.

I do not completely agree with the above statements. Sarjapur road is one of the fast developing localities in Bangalore with good connectivity to IT hubs. Today Sarjapur road stands equal posh residential localities of the city such as Indiranagar or Sadashivnagar. The majority of the area is residential but side by side, it is also developing its commercial space.Sarjapur is slowly and steadily blooming into a commercial sector. Almost all the popular developers and builders are investing in real estate of this area. The investment in the area is liable to be fruitful and turn out as smart money.

Hi Guys!!! If you are investing in any area you should check for things like whether the area is having good educational institutions, hospital and other facilities. I agree that Sarjapur road is having many international schools but I have not seen any hospitals in Sarjapur road whereas in Electronic Narayana Hrudayalaya is there and for the time being Vibgyor school is there in E City and many other schools coming up in this area.

I feel Electronic City is a better option for investment and you can also except good returns in the coming future because of the PRR project. You can also get good returns as some may offices are there. The region is well developed and has many reputed IT companies, industries and residential spaces. It also has some of the reputed educational institutions and hospitals to give better facility to the residents.

From investment point of view Electronic city is a good locality but you have limited choice to invest in where as Sarjapur road has more option for villas and much larger flats. :) :)
