Locality review of Noida 121 sector

Q: Hi, how is the place for living??? I heard there is a village, will that affect the project?? How about the land problems???

See i can quote few points each :

Advantages:

a. Sector 121 has the best connectivity which will help your money to appreciate fast and in double rate.

b. You have high end projects and also the all the projected are located nearby IT sector.

c. Noida Extension is easily accessible, which is the fasted growing market for now...

d. There are already small shops ready near the projects.

Disadvantage :

a. Sector 121 is among the last sectors of Noida.Hence the area is less populated, which might cause, issues like robbery, eve teasing and all that.

b. Almost 25% of land parcel belongs to the village called Garhi Chaukhandi, which is a proper village.

c. There is a proposed sewage plant in sector 119 and also there are news that sector 122 is a cremation ground .

d. The most important point, there is a proposed water treatment plant in Sector 121.

I heard NRI has maximum demand for this place??? Why is that so???

Yes,these sector is mostly wanted by NRI’s just because of the fact is , they can sell it in higher price and also the connectivity. Moreover the price is still cheap for NRI’s to come and invest. You according to few reports,all the realty transactions happened in 2012, 40% consisted of NRI.Housing prices have gone up in NCR localities from Rs 2,500 per sq ft to Rs 5000 – 7000 per sq ft, owing to realty demand on the part of NRI buyers.

See , few projects i can give you examples, Cleo and Aranya which were launched in 2012 quoted their price at Rs 4200-Rs 4800 per sq ft . But the current price under construction is Rs 5000 - Rs 5200 per sq ft. During the possession the price will surely shoot upto Rs 7500 per sq ft. Hence these sees 150% appreciation within 4 years … which makes 40 % every year.

According to my statistics, within past 12 to 18 months the price of this sector took a steep high slope...In 2010 the price was near about Rs 2100 to Rs 2500 per sq ft . Whereas in mid 2012 , the price went upto Rs 2800 to Rs 3500 per sq ft… And now is its more than Rs 4500 to 5500 per sq ft.

The way the demand is going up, i feel within 2-3 years the price will range up to Rs 6500 to Rs 7500 per sq ft , minimum.. So you can guess, if you wait for 5-6 years, Noida Sector 121 will make you rich sir ji!! :P

The place is a mix land, where you have plots as well as abadi. For now the place needs to get developed, as the villages need to be bit cleaned and farmers land should be properly marked. Roads are needed to be built in a broader way, so that cars can go inside the micro lanes.

Hmm thats interesting and can you also brief me about the connectivity of the place?? because i have to check out the operational ways also to travel, not the proposed ones…

This sector has good connectivity with sector 18, what we call atta market.The roads are operational. You also have metro which is operational … i.e Noida City Center just 5-6 km.Yes proposed is FNG which will boost sector 121 to the max and also the best way to travel to Ghaziabad and Faridabad.
