Noida Sector 119 and 120 investment advice

Q: Heard Noida is emerging as one of the best real estate market in Delhi NCR. My frnd suggested this area had a lot of projects and a developing locality.. kindly brief me about the area….

About the rentals in these sectors. I heard that these sectors gross the lower rental values when compared to other sectors in Noida. Is it true?

Yes, what you heard is right. When a 2 or 3 bhk apartment is available for between 12000 and 18000 whereas in the other sectors it is Rs 20000 per month.

Hi, I want to contradict this statement that, modern day STP's do not have any smell. Also even in Sec 168, next to Lotus Zing and Paras Seasons their is a planned STP but look at the resale rates in Zing skyrocketing. Hence this will not be an issue for projects to get stagnant..

Sector-121,119,120 lost its charm due to this dumping ground. Noida Authority has sabotaged these sectors completely. Hope the flat buyers will put a spirited fight against the inhumane Noida Authority. This dumping ground is not justified.

Hi Tushar, I know about STP but I think Dumping ground is not there. If Yes then also this is a big issue. But from Gaur Grandeur STP is about 1.5 k.m. far. and this is a worthwhile project for investment...

What is the price trend of the area?? Is it on the higher side?? or it is in the lower side??

Hi, according to my information there has been an increase of 10% in the rental values here in the Jan-March quarter. The rental rates varied between Rs 10-11 per sq ft. The current rental rates prevailing here vary between Rs 10,000-12,000 for a 2BKH and around Rs 15,000- 18,000 for 3BHK per month.

Hi, about the area.....Sector - 119 is an upcoming prime location of Noida. It is merely 3 km away from Sector - 50 markets and is directly connected to FNG road i.e. Faridabad Noida Gurgaon Road.
