Q: Hi, I am planning to buy a falt at owners court (Hosa Road).Need some information like
1) property over this layout is A kahata or not.
2) Is it ok to buy the flat here with some deviation(13%) as builder is not providing Occupancy certificate.
The Builder has to get the Occupancy certificate from the Municipal Corporation. It is a legal permission to sale the flat after which customers can buy and occupy them for living. If they do not have an occupancy certificate then the building is illegal. The builder has to submit a No Objection Certificate and Lift Safety certificate to get the Occupancy certificate . If you are planning to buy a property in this project it will be better if you cross check all the documents and proceed.

Once the construction is completed and the compound is ready for in-habitation, the Occupancy Certificate is issued by the local civic body to the builder, stating that the building is a legal construction and has all the approvals from the various government authorities. It is illegal to occupy a building without an Occupancy Certificate. So better be careful.
