Hi ….. I am residing in Whitefield and the area suffers from water shortage mainly during summer months as the region relies mostly on groundwater. With increase in number of housing and office space, the demand has been multiplying over the years and groundwater depletion has been alarmingly high. Holy Cross School, St Josephs Convent School, Vibgyor High School, Delhi Public School and Whitefield Global School are some of the near by schools.
The rental rates are increasing in this area as Whitefield continued to be a priority destination for corporate clients, many employees prefer to stay near their office places. The retail demand for the locality has climbed a few notches up because of the surge in mid-income and upper-income population. With prominent malls such as Phoenix Market City Mall and the Forum Value Mall, the real estate market of the city has kicked up significantly. This will likely increase the rental value incessantly.
Heya Adnan, Whitefield main road, ITPL road and Pattandur agrahara or Nallurhalli Lake are some of the expensive areas of Whitefield, having capital values in the range of Rs 4000-Rs 6000 per sft. While Borewell road, Kadugodi Road, Channasandra road, are all near Whitefield and are comparatively cheaper. For investment these area will see better upside.
The major cause of the growing demand for residential properties in this area is the supply of top grade projects that suit every budget. From gated communities to villas and high-end apartments, Whitefield offers a host of options for investors to choose from. The region is developed in two concentric circles, out of which the Inner Circle faces greenery while the Outer Circle incorporates the inner one. The region has one of the oldest and first information technology parks which is International Tech Park, Bangalore. The region is settled in a prime location with accessibility to the prime areas. It is barely 7 km from the Airport and 25 km from Kempegowda Bus Station (Majestic Station) and Bangalore City Railway station.
Whitefield has seen an upward trend in realty market due to a high number of IT/ITeS companies in the neighbourhood and also the credit befalls good connectivity. The Whitefield belt witnessed a spurt of real estate activity during the period 2003-2007. Whitefield has good existing social infrastructure like schools, hospitals and even malls. Whitefield has become a self-sustaining suburb with residential projects, modern-format retail malls, hotels and other social infrastructure. Whitefield can be easily reached from any part of the city via two streches in KR Puram and Marathahalli. You can expect good returns if you are investing in Whitefield.
According to real estate expert, Whitefield will not lose its charm due to the strong economic growth and good social infrastructure factor. The residential properties in Whitefield is also increasing because of the increasing demand for office and retail space. Whitefield has the potential for further development as the area is surrounded by industrial and residential development. Whitefield can expect significant improvement in travel time only post 2015 after the completion of planned Bangalore Metro Rail project is one of the most ambitious project in the city, which will strengthen the already -excellent connectivity to Whitefield. With the extension of the Metro up to Whitefield and stations at Kundalahalli, ITPL and Kadugodi Industrial Area, residential and IT belts will be hugely benefitted and proposed Peripheral Ring Road (PRR) Phase I. The residential properties in Whitefield is also increasing because of the increasing demand for office and retail space. There are several people who prefer its central location to Whitefield and that has also given a fillip to the area.
