Hey guys. I am to choose between sector 134 and 168. Which would you suggest.

Hi,
I am planning to invest on this locality( Sector -137). I heard from my friends that it is developing sector , and there are many chances to get good return. So as it is my first ever investment so i need to know what is the current market price saying ? Is it ok or shall i wait ?

Hi Gurmeet,
In my point of view, this is a nice location , specially for those who wants handsome return in term of investment. Yes this s fully developed sector. All daily basic amenities are nearby. Genesis global School & Khaitan Public schools are some of famous schools in this sector. Apollo Hospital, MAx hospital & Vinayaka Hospitals are in & around this sector. Rate of investment is high in this sector.

Hi ,

As per my knowledge, in year 2010, the average residential price of this sector is around 2350/sq-ft. There has been major hike in this price. As per sources , in year 2015 this price is around 6650/sq-ft.
It is believed that this change in price is because of it's strategic location, being close to sectors 136 and 142, is a big advantage as these are soon going to be big IT hubs in the future.

Hi Guys,
As per my knowledge, Sector 138 is a nice location for end use & investment. Sector 168 is a very prime location in Noida and it is well connected as it is located right in the intersection of Noida Expressway & FNG expressway. This locality has a tremendous potential for rise in property prices as multiple IT MNC are getting operational in this sector. The sector also enjoys the good connectivity because of well planned sector roads parallel to expressway. School, bank, ATM and hospital are available nearby the locality.

Sector 168 is located on the intersection of FNG-Noida Greater Noida Expressway and Noida Greater Noida Metro. Surrounded on three sides by MNCS and Yamuna catchment area on fourth side. Shiv Nadar school promoted by owners of HCL technology is within the Sector-5.

In my point of view, sector 168 Noida under the present scenario will be the most expensive sector in 2 years with best connectivity to Delhi and greater Noida and Ghaziabad and Faridabad this is going to be the hottest destination among the Noida.

I feel both the sectors has good rental value due to the connectivity of the sectors… but you need to decide are you looking for rent now or long term… Because if you are looking for now, i will say go for sector 168 as it is near Railway station and 135 complexes already present there, so you will get good value.

Sector-137 being near to proposed metro station hence it will have better connectivity that Sector 168. Also if you buy a flat and rent it out after 3-4 years… the rental value will be much more than any other sectors .

I defy that, sec-137 is more profitable than 143.If you ask me why, then my answer goes like this : Sec-143 is almost surrounded by villages on 2 sides, henceforth the area is not safe . Also it is very far Noida Expressway, which shows it will not have any direct connectivity.The area is also filled with projects which are in pre-launch stage. There are a lot of construction going on. To have a proper livability, the area area will take 3-5 years.

Whereas the main issue of high drain in Sector 137 and Sector 168,will be covered up, as the authority have proposed an over bridge above the drain. Due to this projects like Exotica Fresco, Shubhkamna will have a huge resale value. Also the residents will have direct connectivity with Noida Expressway

hmm according to the study i feel that prices for 137, 143 & 168 might go up till Rs 4500 - to Rs 5000 or even more by 2014. The reason behind that is Greater Noida land litigation issue is still going on and until the problem is solved...Noida’s sector will be in more demand….which will help the price to move upwards.

Among the mentioned sectors i would like to vote for sector 143. Just because of the reason that the area have many options of projects . The main attraction of the sector is the number of of SEZ projects that are coming up…. All this factors will enrich the sector with social and infrastructural developments. Resulting a good future returns.

hmmm see I do not have much idea about Sector 143 but I have gone through Sector 168, there is a huge drain which is passing through maximum number of projects. This can be negative point for the sector and i fear that hardly the projects will have good resale value. Sector 168 will not be a posh locality for the residents to choose.

Guys see Noida Expressway is the main connectivity for Sector 137-143-168. Apart from that permission for internal roads which will connect these sector with each other is already granted by the authority . There will be 4-5 major roads which should not take much time to get operational. So the connectivity of the place will soon help the real estate to grow and the demand to rise…

There is a proposed metro station coming up which will cross Sector 137 and this will be a positive point for the sector’s real estate aspect . Whereas in Sector 168 which is located on the the other side of the metro route will not have any metro connectivity… so a big disadvantage for the sector.

Looking at all the project discussions I feel that real estate in these sectors is booming ,but how about the livability???

For now there is hardly any livability in Sector 137-143-168. But there are many infrastructure’s that are already planned for the development of the following sectors.

Few plans which are already in progress are as follows :

#HCL’s school which is upto 12th standard is under construction and is located just adjacent to 3C Zing.

#On the other side of the Expressway a land parcel is empty and that area is marked as commercial plot in master plan. As per authority there are 14 hotel planned on expressway and this empty plot could be used for that purpose or some mall.

Hence the social infra is planned totally around the Expressway. These sectors are located along the Noida Expressway, hence they will be benefited with the proposed urban plan of the area.

I would like to say about Sector 137 ....Paras good location. First Project to be delivered in that sector. Size 1195 will fit into your budget. Construction Quality is coming out good based and will give a good future returns.

There is railway station and ICD (Inland container Depot) likely to come up in sector-168 and adjoining sector-168A. It is already shown in the master plan 2031 So in regards to that Sector 168 is very well developed and will give you better future returns.

I do not agree to that,sector-168 will be the worst sector on all of expressway and hence that area is certainly not worth the money that 3C is asking for. Of course 3C fans and dealers on this forum may have different opinion.

Sector-137 where are 7-8 Builders Like: Paras, Logix, Ajnara, Gulshan, Paramount, Supertech, Purvanchal etc.. and in Sector-143 there are 3 Builders Like, Sikka, Victory Crossroads, Logix and in Sector-168 there are 3 Builders Like, 3C, Paras, Nimbus.

Sector 143 is an excellent location right on Noida Expressway. The sector is enveloped by Tech Zone and multiple companies already operational there. The sector is next to Sector 137. The sector has multiple connectivity to Noida other locations.
