I am looking for projects in sector 61. I am new home buyer and hardly have any idea about projects, kindly help me with some good projects for end use purpose.
There are two very famous residential projects thats coming up,, one is Prateek Feroda and Gardenia Grace .
Few other projects are Park View , Marvel Homes … This projects are good for end use..
Marvel Home is a upcoming project, so there are availabilities.
Yes, Neelima Sector-62 is very well connected with all other parts of Noida and sector 50 . It is well connected to Delhi both via the DND as well as NH 24 and it is also quite close to Indirapuram. The Metro will also soon be extended to Sector-62. As per the news updates all approvals are already in place and the construction will start soon.
But Subho, you should also speak about the traffic congestion. You will have very bad traffic on the main road that connects Indirapuram and also the residential pockets of this sector is yet to be developed. Indirapuram is just 7 km from sector 61, it should take maximum 15 min to reach but due to traffic it takes an hour!!!
The sector’s price trend is on the higher side.Currently its is around Rs 7600 per sq ft. Since Jan 2012 the price started appreciating in this sector. It was Rs 6100 per sq ft in Jan March 2012, but Oct Dec 2012 it shooted up to Rs 7200 per sq ft . The few residential pockets that exist in Sector-62 make it all the more exclusive in nature. Hence the demand for residential property is very much!!
See Sector 61 is a small sector in Noida. The major part of Sector 61 is covered with companies,institutes and industries. Yes there are residential projects thats coming up. As this is a hub of the IT and ITeS sectors and related service industries, the maximum crowd for residential project is through IT and ITeS Companies .
Yes, this is area a developed area and also it is known for being the hub for many educational institutions right from play schools like bubbles play school, also high schools to engineering and management institutions like JSS School and JSS public school are present there. It even has a Noida centre of IIM Lucknow. So for livability the area is good. On a whole i can say that Sector 61 is for end use rather than investment purpose.
