Q: Hi i am new in Delhi and trying hard to find a perfect place for investment. Looking at the news i feel Noida is a good place for investment. One of my option is sector 100. Kindly give you view.
Guys i had a word with the brokers, they said the area is best for investment for now after 3-5 years the sector will be fully developed with schools,hospitals and markets. There are no markets right now. So for the residents it will be bit tough for survive. Although the sectors has wide roads but due to construction the roads are damaged! They also need time to repair... If you invest now with 3-4 years the area will have more than 35-40% hike in price. Also i want to highlight on negative point about the sector. In peak hour time, the roads are overladed with vehicle.. The sector witnessed very bad traffic congestion. So if you have to reach some where make sure you have good amount of time in your hand!
Hi all am looking at sector 100 in terms of end use.I have read the comment that it is a developed area. I want to know are there any schools colleges present??
Hello Sir, yes you have schools like pathway world schools and 2,3 play schools. There are plots which are alloted for schools buildings. Area is not totally developed but developing...
Hmmm to name good builder 3C has done a great job! The builder has 3 ongoing projects : Lotus Boulevard Espacia ,Lotus Boulevard,Lotus Peak! for now there are no upcoming projects.. all this 2 projects will give possession by 2015 or 1016. Till then the roads will also be widened and connectivity will be polished. But there is one only project " Century Apartment" which is ready to move in.
Sector 100 has witnessed a steep upward price trend graph! Since 2011 the price never dipped.. slowly steadily the price went to Rs 6500 per sq ft from Rs 3600 per sq ft. After the Noida Greater Noida expressway news came in, investors found sector 100 to be a very lucrative sector for investment. As developers and projects started coming in the price took a long leap! In 2012 Oct Dec the price was Rs 5400 per sq ft ... but now the price is Rs 6500 per sq ft. so you can feel the change is evident and quick!
True mam ,anyone who tend to buy a home for both end use and investment,can choose both from resale and primary market. The area is witnessing huge demand and also n number of good projects. Buyers will have good option and importantly this sector has 2bhk and 3 bhk with 1000-1500 sq ft. Hence the low budget units are also available. Demand is directly proportionate to price appreciation. More demand more price appreciation.
My frnd, home buyers who have invested in this stretch of Noida Greater Noida Expressway two years ago, have become rich man now :P For example they have paid Rs 40 lac for a 2 bhk ... they are selling the same property in Rs 60 to Rs 80 lac. This will help you to understand the appreciation curve of the area. It is predicted by the experts that within 2-3 years the price will move up to 50 % more .
Heylo Mr Yogendra you have missed the major point why sector 100 is a hit among the investors, because there is no village nearby the sector. Hence the land is free from all dispute.. my Frnd @ Prasad you have chosen a very good sector for investment.There are no projects that have faced legal issues in Sector 100. So it is expected that the ongoing projects will be delivered on time !

Sector 100 is one of the sector which falls near the Noida Greater Noida Expressways. This particular sector has very good connectivity. The sector is surrounded by two major roads,. one the Dadri road and second one the Expressway it self.The area is almost developed and there are many new projects thats coming in . Hence i will say the sector is good in both the way : for end users as well as investors.
