Sector 128 Noida Expressway

Q: Hi how is noida expressway for investment? I am looking for investment in Sector 128. Is it worth investing ? Kindly share the details of the sector.

Mr Kher, if u r seeking to invest on Noida Exp Way or connected locations, then u must go for Central Noida, Sectors such as Sector -74 to Sec- 79 belt, 5 min distance from City Centre Metro station, with PROPOSED metro route and Stations as shown in master plan of Noida, this will be best location for residential as well as for investment point of view, presently resale value of nr by locations of ready to move in are nrby 8000 t0 15000 per square feet, and projects running under construction are offering BSP starts from 5000 to 6000 per square feet., so u may justify while the time of possesion the Property rates will be on almost 200% of appreciation, for more details u may call me at 8588819530, regards Nitin.

How about the industrial and employment factor in the sector? Will that help in real estate growth for this sector?

Yes … there are lot of IT, BPO,MNC companies which are already there and few are coming in that stretch of 25 km. Like TCS, IBM,Global Logix, Excel and many more,so there are very good chance for employment . We can also take this as point for future appreciation also.. as people who will work in this sector will prefer to stay near their offices. More the demand, equally price will also go up. Even resale units will also have good appreciation after 8-9 years!

Jaypee has come up with very good projects in this sector chief being Imperial Court, Pavilion Heights, Garden Court, Pavilion Height 4 and Kallisto HomeTown. Maximum projects are my Jaypee and all are luxury projects. The price starts from Rs 1 CR to Rs 6 Cr. I would like like to suggest that this sector is good for investment not end use! So kindly think before you chose!

Guys looking at the price .. i feel this is one of the costliest sector present in Noida Expressway stretch! what is the reason??

See properties in Sector 128 enjoy many facilities like good connectivity,facilities-hospitals, schools, shopping arcades, multiplex, offices and all are nearby. Also there are land parcels which are reserved for construction of schools and hospitals, and all are in the verge of final approvals. The area is socially stabled ...so the residents will have each and every facility within walking distance. Thats one of the reason why builders quoting more; because other sectors need time to get developed, whereas 80 percent of the sector is already developed!

Very apt question…I agree with the previous comment that this is a new sector and in 2009 the place started growing. That time the price was Rs 4500 per sq ft. Slowly the investors started recognizing the sector...In Oct-Dec 2010 the price shooted upto Rs 5800 per sq ft.. And then all the builder jumped into the sector with n number of projects. As the projects started coming in the price started moving up . The remarkable change was noticed in April June 2012.. the price just went upto Rs 7800 per sq ft. But thereafter slowly it got stabilized.. and right now the price is Rs 7325 per sq ft. Although i had a word with a broker he quoted me Rs 8000 per sq ft. So the price is again fluctuating and there are high chances for the price to move up again.

Helo guys… i want to know which builders have launched their project already??? and is Sector 128 good for plot investment or apartment?

According to my knowledge few builders who have already launched their project are Oasis real tech, ABCZ, SSR Buildcon, VA infrastructure, Mahagun. I guess there are 11 on going projects and there is one project which will be delivered in this year.
Here apartment investment is better than plot investment!

See investment always depends on time and location. Noida and Noida Expressway is such a place where investment should be for long term. When we talk especially about this sector...this is a developing sector… there are all new projects coming in.! Prediction of appreciation is hard as there are no history of price appreciation. A very new place! So true risk is there. But studying the past few months and last years price and statistics, I feel price will be 3x times from now. Due to various factors: Connectivity. Project brands, Social Infra! Builder's are putting money and they will surely pick up the returns!

Hmm i had a word with the broker and they briefed me about the connectivity!The sector is strategically located on the 8-lane Noida-Greater Noida Expressway and is close to South Delhi and Greater Noida. Reaching the DND takes just 10min, Greater Noida in 15 min, South Delhi in 20 min and Connaught Place in just 25 min . Also reaching the International Airport would take around 45-50min from sec 128 Noida.But there are huge traffic congestion in that sector due to less number of internal roads!

Guys i can see there are good points to boost up the price of the sector in future! The connectivity factor and one of the wanted sector for investment. But can anyone discuss.. how much will be my return after 4-5 years??

Anyone who wants to invest or buy home in the sectors along the stretch of Noida Expressway will alway be on the positive side of growth and good future returns.Sector 128 is one of the prime areas for property investors. The area has especially been kept for residential purposes by the Noida Authority and is developed by private builders and Noida Authority itself. There are good number of projects thats coming up! You can choose according to your planned budget!
