Noida projects in Sector 93

Q: Hi, I want to invest in sector 93… Can any one brief me about the sector ?? Also also i want to know about the projects!

An investor always think about two factors… the area he or she is opting for should be developing and they should choose good projects. Sector 93 is almost developed, so there are risk for great appreciation. but good projects are there .. So for sector 93 I personally feel time will play the role. If the demand of the sector increases, the price is bound to increase.

As an investor if I invest in Sector 93 how much should i expect after 6-9 years!

Hi have heard there is a village in the sector ! Won't that affect the residential development???

Yes there is a presence of village : Gejha Village. I guess almost 70% of the sector is covered with it. There were some news regarding the land issues.. but no further update came regarding the same. Yes there might be some safety issues due to the presence of the village . But people are staying there and ongoing projects are also there. There were news about delays for the previous projects also. This village might not affect the residential sector of the area.

Thank you for the reply, can you also list down the names of the ongoing projects in this sector.

Actually the area is filled with RTM. Right now there are 3 ongoing projects .

* Supertech Blue Stone

* Appex towers

* Supertech Apex

Other ready to move in projects are Supertech Emerald Court, ATS Green Village,Purvanchal Silver City, Eldeco Utopia etc. Hope the list helps you.

hmmm quite interesting topic… but we also need to know the disadvantages of the sector, so judge it.. whether it is better for investment or end use.

My Frnd I can point out two negative points about this sector. Firstly, the sector right now is very costly if we compare with other sectors. So for a mid salary person, it will be an unfordable sector. Second, the place is developed… no infrastructure is coming up.. So i doubt the appreciation… There will be appreciation for sure .. but not in a huge percentage !

Sector 93 was on records since 2008 . Till 2011 the price was in the mid segment range. But slowly the connectivity of the sector increased and builders started their construction. As soon the big names of real estate were attached with the sector, the price took a deep jump to Rs 7561 per sq ft from Rs 5200 per sq ft in 2009. But in Jan March 2013 the price went high notably to Rs 13500 per sq ft. Although in April June it dipped to Rs 7500 per sq ft and now it is Rs 8159 per sq ft. The graph shows the price might up again! So before it shoots up, investors pull your socks!

Hi the sector is located very close to Noida Greater Noida Expressway, it is just 10 min from the sector. On the other side you have Dadri road which is 10-15 mins. The internal roads of the sectors are also well developed and wide enough for the cars to move in. The sector has good connectivity which is the key factor for price appreciation.

Hi Mr Giri this area got developed long time back, certainly there are no issues regarding the market place. The area is good for end users and not much for investors. For residents they will get a developed locality equipped with Schools and hospitals and parks.

Sector 93 is near Noida Expressway and is always in news for being the best opportunity in terms of investment. Sector 93 is a mix of residential area and village area. There a lot of projects coming in Sector 93 and it is a developing sector. To give a proper number of projects, there are 5-6 ready to move in projects and 3 ongoing projects. So you have to just select the project according to your budget. One of the brokers told me that the appreciation will be around 3x times. But you need to choose the project very wisely.

In sector 93B you have Indraprastha Global School, within 3 km you have Genisis Global School. There are two upcoming hospital with 5-8 km radius. I feel the builders are lucky as they do not have to think about the locality!
