I am interested in buying a property at undri. What would be returns in five years?

Q: Everyone has adviced me to look for some other area quoting lack of water, infrastructure, no industrial or IT area in the vicinity. The rents would be low and growth not more than 5% over next 5 years.

Undri has the advantage of being well connected to various key localities in Pune via various local and interstate highways and expressways while retaining its serenity. It has dense green cover protected by Government regulations. Proximity to Wanowrie and NIBM gives ensures that residents in Undri have access to all necessities of daily living.

Hi Rajiv, Undri is a good locality, this locality is going to be the hot spot in coming year due to major schools like vicinity bishops, RIIMS, Vibgyor, DPS.This locality has existence of famous developer like Godrej, tata housing and locality has well connected to city area via good transport facilities.

Hi, I read your blog. This is really very interesting information, I have read somewhere that Undri has always been a logical residential property destination in Pune, but for many years it lacked the required infrastructure. However, as NIBM Road became increasingly saturated, Undri started to come into focus.

Hi harshad if see 5 year down the line this area wud b promising in all aspects like connectivity .roads .transportation .road widens .development of commercial ;mall . hospitals. etc good schools are already there like bishops ,vibgyor,Dps, riims,etc contact for review about area withh good project at 9975113897

The real estate bubble is now turning from mumbai to pune. and surely if u invest at this time in property at pune within 6 months only u can see the price growth bar and after 5 also....

Hi Harshad : The price trends on Undri have been witnessing various ups and downs. The price per sq. ft. was at Rs 4272 in Oct-Dec 2012 quarter and then price depreciated to Rs 4253 per sq. ft. in the quarter of Jan-Mar 2013. In the Apr-June quarter of 2013, the locality price appreciated to Rs 4299 per sq. ft. In the July-Sep quarter of 2013, the locality price appreciated to Rs 4343 per sq. ft.

The area enjoys good demand due its proximity to important centers of the city and beyond. The price appreciation of this locality in the future might be very good.
