Q: Dear all, I just got a glimpse of a near completion property in the Godrej Prana, Undri project. One thing which concerns me is the fire hydrant pipes which run through the rooms (they are painted in bright red color and looks awful) . When I booked a property in the project they did not mention anything about the exposed fire hydrant pipes and also the show flat had only the sprinklers (all fire hydrants were concealed). Now the builder says as per the Maharashtra Fire Safety norms they would have to be left exposed that too in bright red color. I have visited many other properties in Pune. Most of them it's concealed though in some cases it's exposed.However I am assuming it's purely a cost based decision and is highlighted as part of project features . Now I have two queries: Q 1. Is there a rule which prohibits the builder from covering the hydrants? Q2. Also since the final product (flat) is different from what was described and agreed can this amount to deficiency in service/quality and a complaint be filed against the builder?

It sinks my heart when I imagine those red colored pipe running in my bed room. Considering the price they are charging for Prana is it a too big thing to cover the fire hydrant pipes.

Q: If you love your money don’t go with ARV group
My subject line itself state that your investment with ARV group will spoil your life, having an own home is a dream of many people but with this group your night will be sleepless.
The employee are so unprofessional, they just want your money, once it is paid they don’t even bother about your problems, your issues, your requests etc., they even disrespect laws and order written in property agreement. Their employee even don’t know how to talk to a customer who has owned a flat in their project and other side they are very good, welcoming to customers who come to see the site and who come for an enquiry to buy a flat LoL. I will rate zero to their customer satisfaction.
ARV group employees are trained in such a way to get money from your pocket as soon as possible and force you to do registration process ASAP so you get into their trap. Even you will face issues to get basic documents information that you may need before buying property like NOC, title certificate, sell deed, environmental clearance certificate, building/layout approval, master plan of the area, builder buyer agreement copy etc. They know how to fool people by making false commitments.
Another surprising thing you will never get a chance to meet directors Mr. Rahul Goyal and Mr. Akash Goyal with whom you are making agreement, this is a big funny thing. Even at the time of possession you will not get a chance to meet them.
Other thing ARV group flat size has a big % difference in its carpet area and sellable i.e. super built up area. They sell property on basis of super built up area like if they say, you have to pay 4200/- per sq. ft. on 1200 sq. ft. i.e. super built up area your flat livable area will be only 820 sq ft. including terrace i.e. carpet area of your flat., its approx. 32% margin between what you get and on which you pay to the builder. The rest amount they take for amenities and common area, this margin seems more as compare to other good, reputed builders available in market.
If they walk with customer and help with their open hand, good customer service then definitely they can become a top builder among others. For this they should remove unprofessional, cheat people from their group.
Latest Answer: Well said. They are fooling people. The customer service is not good compare to others. Thier construction quantity is very poor. Lots of seepage and leakage issues also what type of low quality materials they use god knows. Please guys dont waste your money with ARV group. Please look for a good home . You will never get help with your issues. You will roam behind them for help, but they will never help you. Worst builder I have seen in my life.

Q: I just booked a 1BHK flat of 3200000(32 Lakhs) in Pune, I paid 50000 (Fifty Thousand) booking amount. Now I heared that real estate prices will reduce because of note ban by Government, So do I have to cancel the booking. And if prices will reduce, How much percentage it will reduce?
Latest Answer: Hi friends, And i am very sure there will be little or no transactions in land, commercial spaces and sale of residential units in the resale market (secondary) for the next 3-months following the government’s decision to ban Rs 500 and Rs 1000 notes.

Transaction volumes are also expected to go down in the real estate sector in the near term and there will be tremendous downward pressure on prices, especially in land and secondary market transactions. Q: Dear All please be aware of fraud builder Shiv Parvati builders also called as Natu Paranjape developers. We got possession in late Aug 2013 delayed by 3 years. Builder took 2.5 laks as infra charges for covered parking but last week some of us were handed over parking that does not have roof at all. While showcasing project we were promised garden swiming pool gym and what not. These things are not there after 6 years of project starting. Be careful with your purchase and agreement with this builder. Construction quality is cheap and non branded tiles are used for project.
