Sohna Road housing Investment advice

Q: Hi, We all know Sohna Road is a very big real estate destination, I wanna discuss the pros, cons and review of the area.Kindly share your views.

Hmmm see when the market is saturated, the best suggestion is to go for units, but looking at the present scenario of economy, plot investment is more advisable because, as the economy gets stable the price of the land will also increase. This will fetch you much better returns for a long term investment.

Hi the area has 28 ongoing projects. Few good projects you can have a look at are Silverglades The Melia,Ocus 24K,Satya Element One Service Apartment,Unitech Sunbreeze,Spire Orion,Imperia Tower,Infinite Luxury,Tatvam Villas,Spaze Boulevard 2,Vatika Sovereign Park. As per my knowledge there is one pre launch project : Unitech The One and they are quoting Rs. 10500 per sq ft.

Although the place is developed but there are any negative points ; as an end users you might face problems of waterlogging,and also broken pavements which needs to be reconstructed along the residential areas. As the social infrastructure like markets and shopping complexes are yet to come up, the properties are observing lesser rates compared to other areas of Gurgaon.

Hmm about appreciation i wanna say, that pricing of properties would be an important aspect to look at while buying any project for end user purpose. Also if one is regularly commuting to Delhi will be positive point for the end user to choose this location. For investors, this was one of the best area for huge appreciation. It is a better idea to buy a ready to move in unit and put it on rent, which will fetch you better returns.

Hmmm, the average cost per sq ft of Sohna road properties was approximately Rs 5,300 in Jan-March quarter of 2011, which grew to Rs 6,600 in the quarter of 2012 and further reached Rs 7,700 in quarter one -2013.

Sohna Road is the fastest growing stretches in real estate in Delhi-NCR. But how much appreciation can I expect from this place : Kindly share for both long term and short term.

After looking through the reports and some news facts, I feel that the properties in Sohna Road are expected to witness an appreciation of around 20 percent within next year. The sectors 68 and 69 located along Sohna Road are expected to offer more than 50 percent appreciation in capital values of residential projects in the next 2-3 years. But right now the economy has slowed down. Hence I would request you not to expect too big returns but you can invest as there is no risk of price falling down.

Mr Arvind how can you forget the National Highway-8 and the proposed Kundli-Manesar-Palwal (KMP) Expressway which have a close proximity to Sohna! That is one of the reason why the price and demand moving up hand in hand in this area.

Guys even I have heard that the portion of Sohna Road which is towards Gurgaon is developing fast while the remaining portion is still to see progress. This part has yet to get developments with regard to infrastructure and public transport.But the area is slowly becoming a end user friendly…

Sohna Road is in the southern part of Gurgaon that connects Lineomatic Road near Rajiv Chowk to Sohna, a small town in Haryana, located at nearly 25 km from Gurgaon. Sohna Road passes through SH 13 crossing sectors like- Sectors 33, 38, 47, 48, 49, 66, 67, 68 and 69. It touches Netaji Subhash Marg, Golf Course Extension Road, so on providing easy access to many surrounding areas. Also the stretch have easy connectivity to Delhi, IGI Airport, Faridabad and other NCR regions. Nearest metro station from Sohna road is Huda City Centre Metro which is around 5 km.

Sohna Stretch is one of the famous stretch in the Gurgaon and has witnessed massive real estate boom.Sohna Road property markets are almost saturated and all land chunks in this region have already been occupied. The land is in super demand and famous builders have already invested in this area.
