Q: Hi, Please help me resolve below query 1. Is it ok to buy only gram panchayat approved sites near bial bangalore? 2. If yes then what documents i should take for verification before buying the site? 3. Will be there any future complications? 4. Location of the site is very near to BIAL trumphet and 500 mts from NH7. 5. What would be the process for registration? 6. If i buy the property can i make house immediately on the site?

Gram panchayata property, they issue Khata-E ( computerized khata) to avoid fraud. better Consulte lawyer for that.

Yes you can go ahead and buy BIAPPA approved sites near BIAL as these sites most often have clear legal entity. Documents required for verification include original sale deed and a blue print or a sketch of the site or the land. Also obtain NOC and title verification done by the authorised department. It is advisable to consult a lawyer as he will the right person in assisting with the documentations. One has to apply for a Khata certificate, take approval from DC office regarding layout approval, sketch of the plan from the nearest sub registeres office. One has to also fill the form 9-11 without which registration will not take place. Other documents required are: sale deed, general power of attorney, conveyence deed.
