The State Govt. has taken a decision making it mandatory to submit computer generated statement at time of registration of property. To prevent fraudulent transactions, the dept of Stamps & Registration has recently ordered that computer generated khata ( also called Form 9 and 11) issued by panchayats should be submitted at the time of registration. Due to this land developers are not been able to register the sites falling under the jurisdiction of BDA. Since panchayats lacks infrastructure to issue computerised khata, this has adversely hit the registration of properties in gram panchayats. Khata is mandatory for a sale deed in respect of registering a property. Without Khata banks do not provide loan facilities. Hence if you owe a land or plot which is under BMRDA, it is a must to have a Khata certificate or apply for it at the earliest. You can also hire a legal advisor for hassle free transactions.
