Q: Hi,
I have to get the Khata Copy for a property that does not belong to me. I want to verify the details of the property
I have the Property ID for it. Its in BBMP, Bangalore jurisdiction.
How can i get the Khata Copy directly without the help of owner?

Q: Does any one has idea whether this project will have OC/Khata A. I went to site and asked for few legal doc, the approval was till 7 floor and builder is making 11 floors, pls advise and if you are investing there pls check all legal titles

Q: Q-1: Hi, I want to know that Gram Panchayata approval land can be Khata A or only can have only Computerized khata (E-Khata)?

Q-2: to Get E-Khata, Land should be registered with BMRDA ?

Q: Hi, I have a 2bhk in Provident Welworth City, which I want to sell, but I have been informed that I cannot get any khata because the Karnataka government has stopped issuing khata, and therefore I cannot sell my property. Q: I am planning to purchase a plot from a BDA approved layout. The owner has BDA khata. I want to know if a property will have both BDA khata and BBMP khata. As I understand, khata is an entry in the governing body's register specifically for property tax. So, I guess a property will be either in BDA khata or BBMP khata but not both. Is my understanding correct? If so, do I need to convert the BDA khata to BBMP khata to start construction?
Latest Answer: Khata transfer from BDA to BBMP: To convert the BDA khata to BBMP khata to start construction following copies of documents (attested by Notary) need to submit to BBMP: 1. Sale deep/title of property 2. Encumbrance Certificate upto date. 3. Possession certificate 4. BDA Khata 5. ARV letter ( you can get it from BDA office) 6. Latest Tax paid receipt

Q: I am planning to purchase a flat in JP Nagar, bangalore. The builder says that he has got BBMP approval and the site is under A Khata. Also he said he has paid betterment charges to BBMP towards conversion of agricultural land to non-agricultural. However, my lawyer says that payment of betterment charges is not enough and he needs to have a conversion order from BBMP for conversion of agricultural to non-agricultural, which he does not have. Is it ok to go ahead or no?

Q: Question to Sobha Amethyst Owners from the owner of another Sobha property in Bangalore. Can you please tell me if Khata transfer for you was done by Sobha? And if so what was the amount charged (a break up would be appreciated, like how much was the service charge, property tax component, stamp duty fees etc). Many thanks for your time and reply.
Latest Answer: Usually the Khata transfer is done by the builder only but in any case if the builder fails then the khata transfer is done by the apartment association.

Q: Who are eligible for obtaining Khata?
Latest Answer: All the property owners who owns property within the BBMP jurisdiction are eligible to obtain a Khata. Property tax can be paid by any property owner who may or may not have Khata. But Khata is important when you apply for any license of building or for trade, applying for loan from banks.

Q: To transfer the khata for a property acquired by inheritance. Is it necessary to register in the office of the Sub Registrar?
Latest Answer: After the death of the property owner his or her heirs may get the khata transfer by producing the death certificate of the owner with all the details of property held by the person.
