Madipakkam Locality Review

Q: I was planning to buy a property in Madipakkam. Please let me know if it is a good idea to buy a property for end use ?

What about water problem in Madipakkam area, as there is no bore water available the only source is PWD water which comes in lorry. Is it safer to relay on the PWD water supply and how about in summer season

It is a developing area and the Rate of Investment (ROI) is average. Madipakkam water supply comes
from the Chennai Public Works Department (PWD). The electricity supply in Madipakkam is managed
by the Tamil Nadu Electricity Board (TNEB). AS far as I know I didnt hear any bad review about this
locality.

The drainage and sewerage system is well maintained. This locality will however undergo a massive
change as developers such as Srivari Constructions, Bhuvaneshwari Constructions and Afraah.

Which would be better option to buy for investments plot or residential apartments ?

@Suresh: According to me I would suggest you to go for residential apartments, it will be better option for than plots if you are looking for long term investments or enduse, as there are many upcoming projects coming up by reputed builders. Since it is a posh area the plots rates are very high.

Hey guys I am living here for past 10 years and I dont need to get to a different area other than for my job. Every need available around me. Reach for any area is easy from here. Roads are getting better and better, bore water is good and is available ample. With metro water work nearing completion assured with required water. You have reliance, more and like shops, banks, plenty of ATMS, fitness centers, hospitals very close to wherever you would like to live in this area.

What is the ongoing price trends in Madipakkam ? Which are the good projects in Madipakkam which is worth investing? Can you tell me the price details as well.

In the Apr-June quarter of 2013, the locality price appreciated to Rs 4694 per sq. ft. In the July-Sep quarter of 2013, the locality price appreciated to Rs 4793 per sq. ft. Around 4 to 5 perc appreciatio has been found within three months.

Some of the upcoming projects are Sai Pranava by Palace Homes, Jaysan Kundram Apartments, Landmark Sahana by Landmark Construction. The price per sq ft is around Rs 4,524 - 4,863.

Madipakkam is quiet famous for many reputed schools. Can you name some reputed schools and colleges ? How is the social infrastructure there ?

radius of 5km.Some of the reputed educational institutes within the radius of 6 km are Brilliant Matriculation Higher Secondary School, Kalaimagal Vidhya Mandir, St.Thomas Matriculation Higher Secondary school, Prince Matriculation Higher Secondary School, Sai Matriculation Higher Secondary School, Raj Kumar Suloksanan School, Holy prince matriculation Higher Secondary School, Kings Matriculation Higher Secondary School and Brilliant Matriculation Higher Secondary School. Colleges such as Guru Nanak College, MIT and Anna University. Phoenix Market City mall is just 4 km from Madipakkam.

How is the accessibility and connectivity from Madipakkam to other parts of the city? I heard the bus service is good.

The area is well connected with other parts of the city. It is just 17 km from Chennai City Railway Station and 6 km from Chennai International Airport. Yes the bus service is good There are direct buses from Broadway, T Nagar and Keelkattalai. Also by road you can be reached through Velachery and Medavakkam. The Meenambakkam airport is about 7 kilometers away.

Hi Srinivas: According to me it would be very good idea if you are planning to buy property in Madipakkam. Madipakkam is the posh area of Chennai. It is the nice & peaceful residential locality for middle class
working people. As far as I know you can get good returns as it is an ideal location for families to settle down and it offers great connectivity to all parts of Chennai. Residential apartments are quiet famous here, It is good for both long term investments as well as enduse purpose. Within 5 years you can expect good appreciation.

@Joydeep : A good location for a family for a peaceful and enjoyable life in this area. We can get all the major requirements around the area in which we has access to 200 ft road which connects Kathipara and Madipakkam Road.

Ram Nagar area of Madipakkam is situated very near the MRTS Velachery Railway Station. Hence it is very well connected in terms of infrastructure. It is a fast growing locality which is just situated off the IT corridor hence makes it very easy for IT professionals.
