I am planning to buy a flat @ Madipakkam Sadasiva nagar. Is it a growing area?

Q: How much is the average rate per square feet as of now? Will I be able to rent out the flat, as I have heard that there are many flats in and around that area which are still vacant and waiting to be let out. Also, I would like to know if the rate of appreciation would be good for the flat in the future.

Can any one tell me the approximate price range per square feet in puzhuthivakkam ,madipakkam area ?if we buy a house in this area after 20 years there will be enormous increase in square feet?now it is 4000 to 6500

Hi all, I I would like to suggest price trends of Sadasiva nagar @ Madipakkam . In 2012 average price of this location is Rs 3744 per sq ft , follow up Rs 4400 per sq ft in 2013 and in dec 2014 price increased to Rs 4800 per sq ft . ehich shows tremendous appreciation in 3 to 4 yrs so it is better time to invest in this location.

Hi Sarvanan,
As per my knowledge, Madipakkam is a very nice decent residential location. As of now average residential price is around 5500/sq-ft. According to me if you look in to year 2009 , average residential price, you will see the price was 2750/sq-ft. So this difference shows significant improvement in price trend.

Old Authority Apartments inhabited by middle and lower class people are common here. The drainage and sewerage system is well maintained. This locality will however undergo a massive change as developers such as Srivari Constructions, Bhuvaneshwari Constructions and Afraah Building Constructions among others are showing interest in building properties , both residential & commercial.

Madipakkam is a very good location in Chennai and IT corridor is very close. Also, the roads are well connected to Tambaram and Velachery and nearby all facilities restaurants like A2B, Grand sweets & snacks. Temples, hospitals, banks and supermarkets are also available in Madipakkam.
The area is developing and many new apartments are coming up in this locality. Roads are under development. Power cut is less. Panchayat water supply available regularly avilable in this area.

As per my knowledge, A very peaceful locality. Earlier it was considered as water logging area. Even after the recent rains there is no water logging in Ram Nagar South. After Madipakkam was added to Chennai metro corporation new roads and canals have been laid. No traffic congestion. Even though many new constructions are coming up. So there is fresh air around. Very good connectivity to bus stand, railway station and airport.

Hi,
In my point of view, this place is one of the fast developing & demanding area in Chennai. Many civic issues are being corrected by chennai corporation, no water or sewage problem as of now. So here rental & investment is in high demand.
