Q: We are planning to construct 3 houses in our plot. The plot size is 60 x 40 corner plot with 30 feet road at south and west of the plot.

If we provide 3 open parking area in the west side of the plot, will we be still able to construct 3 floors (G+2) without stilt?
Latest Answer: Hi Jayshree, Kindly consult with your local builder for better understanding. Also plot size is good enough to builder 3 floors, but you have to take necessary approval from local authorities.

Q: Hi,

We are looking to buy a land or house in Kuberan Nagar (near Madipakkam). In the past 2008, 2010 there was lot of water clogging issues in the rainy season. How is it now? When i visited that area last week, there we lot of lands , all appeared like lake as the lands are filled with water... may be because of the height of the roads are increased. What are the possibilities of the appreciation of this place, do we have to be worried about this water clogging and salt water.

Q: Hi All,
I have been thinking about selling my house in Madipakkam. It is an independent floor house of 800 sqft (carpet area, 2BHK) in the 1st floor.

The property just has 4 homes in a G+1 style with 2 homes each on the ground and 1st floor built on a 2400 sqft plot. The home is 15 yrs old.

It is in a prime locality just opposite to the Holy Family convent school (Ganesh Nagar bus stop).

What is a reasonable asking rate per sqft for the home?

Q: How much is the average rate per square feet as of now? Will I be able to rent out the flat, as I have heard that there are many flats in and around that area which are still vacant and waiting to be let out. Also, I would like to know if the rate of appreciation would be good for the flat in the future.

Latest Answer: Hi, there is some delay in these project but when i contact with the builder they said that project will completed till aug 2015 . there are not giving proper information about quality and construction status. In my point of view please get details information and then think to invest in these project. If any one got any information related to this project let me know.

Q: Eventhough we are in 21st century,we do not have proper guidance for the property buyer,still most of the middle class people severely affected & investing their hard yearned money for owning the flat which is their lifetimes dream.Due to the lack of awareness,the property buyers simply losing their hard yearned money & getting poor quality product from the builders.If our people get good awareness before buying the property,the builders who is cheating the property buyer will run away from the business. & also no government is involving in this issue or dont have control over builder.Due to the only reason ,the cheating builders are surviving in their business.For Example,The supreme court given judgement on 2010 regard to car parking issue,No buider should charge for car parking.But no builder is obeying the supreme court law.I think all the law will be applicable for the low level peoples.If the law is common to all,why the government & supreme court is not controling the builders .
