Kolte Patil- Cilantro Green Groves

Q: I have purchased a flat in Cilantro in Year 2012 with a promise of getting possession on Dec 2013. Obviously the project is not complete and the completion date is not known. I feel KP is not being transparent of the issues and just keep giving random completion dates. Is anyone else in the same boat as me? I am NRI and just could not keep up with these false promises. Anyone for help?

Hey Guys, yesterday I visited to see Cilantro,Green Groves, Wagholi property and the builder is saying that they have all the clearances and expected year of completion of this project is Aug 2017. I am planning to buy 3 BHK flat in the same. Kindly advice me as I am new to the city. Thanks in advance .

Hi Prabhat, You have selected very good project, the locality wise project is good, but my personal suggestion to you is that check the construction quality and other document related to project to avoid any difficulty in the future. It is better to take local legal expert before buying.

Take the possession of your flat first because builder might create a problem or can extend your possession which cause a huge loss to you. Once you get the possession of your property take the legal action.

Hope you have adequate documents/papers to prove your allegations. If not, collect the same like brochure, assurance of the builder for early completion, Bank's refusal to pay instalment for non completion of phase work, builder's charging interest for the said delay etc.,
After collecting all the evidence, file a complaint case before the local District Consumer Dispute Redressal Forum alleging deficiency in service and unfair business practice followed by the builder claiming immediate possession & registration of the flat and rent for the delayed period, interest, damage & litigation cost.

Well Sneha,
Kindly check your agreements or deed which is executed by the builder due to analyzing penalty clause with regard to delay of delivery of possession. In case, penalty not fixed by the builder.....

Located in Wagholi, Kolte Patil Cilantro, Pune is a well-planned project presently under construction and offers 80 units of 2/3 BHK apartments with sizes ranging from 1090 sq-ft. to 1666 sq-ft. to its residents.

Even I have purchased one flat there and have still not got the possession, If any one here has got it, please let me know. The builder is still not confirming the possession dates.

Please don't buy the property before verifying all the clearances...
Sushant, I have also been promised with the Dec 2013 dates and still no concrete reply from the builder...I am trying to connect to the builder again and again but no final dates are being communicated...Answers like 10-12th floors clearance for building 1 are taking the time...

Thats exactly correct. What they told me is- Building E will be 9 Floors only for not getting clearance. Thus they changed my payment plan to match 9 floors as opose to original 11 floors. So as of now i have paid 80% + of the total value. The constrution work is just at a stand still. I called one of the rep two days ago and i was asked to wait until next week for the update. This Sucks- i invested in Kolte Patil property based on the Name!!! Please dont fool people Mr. Kolte Patil

At time of booking 20% down payment has to be made and rest after the project is completed and taking possession.

The project is coming up in Wagholi east and is being developed by Kolte Patil developers who are one of the reputed builders coming up with several projects in Pune, Bangalore, Mumbai and also in Dubai. Kolte Patil Green Groves apartments are located at a strategic location behind the Kharadi IT Park of MIDC. The residential complex is just 8 kms from airport, 12 kms from railway station and is about radius of 10 kms from MG Road, Viman Nagar, Kalyani Nagar and Koregaon Park. Seems to be a good locality to buy or invest in a property as it is becoming hot property destination in this part of the city.

Visited the site office and came to know that Cilantro Green Groves has 2, 3 and 4 BHK's. 4 BHK's are penthouses which are sold out. Hence only 2 & 3 BHK's are only the ones that are available. Actually they are stating Rs. 3250 per sqft

Hmmm, came across they are quoting Rs. 3250 to 3300 per sqft in this project.

Hi Sushant.

Got in touch with executive and heard that the construction work in under way and will take 2 years to complete from now. Most probably possession will be around June 2015.

Well- They have 4 buildings in Cilantro. The Construction of 2 building adjoining each other have started out of which one is structually completed till 9th floor and other 1st. Second bulding is stuck at 1st floor due to non issuance of Environmental clearance, however 1st one is told me to be ok. So on the agreement i am given the possession date of Dec 2013. I am clueless with June 2015 you mentioned!
