Documents need to be provided by builder at each phase after booking an Apartment
Q: Can any one pls let me know the documents i need to obtain from the builder 1) At the time of booking 2) On occupying the apartment 3) At the time of registration.
Builder claims tht the project is BBMP approved and is eligible for A Khata. Any one in the forum who has already booked apartments here ?? 2bhk of 1140 sq ft would cost nearly 52 lakhs excluding Registration charges. It's in th prime location (100 mtrs from hope farm signal), but is it worth spending this much since the builder is not well known. What would be ideal square feet rate in this area ?? Please help.
I ‘m looking forward to buy an apartment at the hope farm signal (CRJ Residency). Came to know that there are plans to widen the road here (stretch from hope farm signal towards channasandra). When I enquired with the builder, he said he will be constructing the compound wall after leaving the area that is marked for acquisition (in this case distance between this compound wall and building would be around 15 ft only). When I enquired with the nearest SBI branch, I got to know that they have already sanctioned one loan for this project. In that case, is it really safe to buy apartment here ??
Is there some way I could know if any other development proposals/plans are in pipe line for this area ??
Before purchasing a property for residential purpose, you should ask for sale deed, Khata certificate, encumbrance certificate, approved plan, sanctioned plan, occupancy certificate and NOCs. You can read this article for further clarification: Things to Know Before Buying a Property

You have to look at the approved layout plan, approved building plan, ownership documents, carryout search, etc. Contact an advocate before you purchase a property so that he can advise you.
Before you purchase a flat, you have to have a title and document search conducted by a competent advocate. You cannot do it yourself. You have to use the services of a competent advocate. It is a professional job to be done with professional assistance.
