You have not mentioned about the units you are looking at and the budget. There are many residential projects ranging from 1 BHK to 2 BHK coming up in Kalyan west within the budget of middle income group. The prevailing price that is going on in Kalyan west approx Rs. 4700 per sqft. The locality has registered a property hike of 1.05% in last 12 months. This indicates that prices are peeking slowly and steadily in this locality. Hence one can see a good appreciation value in property prices in near future.

The apartment is rightly priced for middle income group of people as Kalyan itself belongs to middle class society. Residents who cannot afford a flat in Mumbai or in Navi Mumbai since its too expensive, can look for flats in Virat Residency and other residential projects in Kalyan west.

Virat Residency is situated in Kalyan west having 4 blocks of 8 floors each. They have 1 and 2 BHK flats having an area of 620 sqft to 800 sqft. The rate for 1 BHK comes to around Rs. 22 lakhs onwards and 2 BHK costs about 28 lakhs. They are charging Rs. 3500 per sqft as current rate. The builder is providing good amenities like garden, play area, jogging track, full time security, intercom and club house.
