DELAYED POSSESION FOR 4BHK FLATS AT SBP SOUTHCITY

Q: Hello members

I have a 4bhk flat at southcity. Pls share your experiences on possesion of flat. Already there has been a delay of more than a year and still the construction work is going too slow.

Even the lifts are not fitted till date. And there is not one person who is taking the responsibilty. They are not ready to give contact details of higher authorities.

Kindly share your views on same.

Hi,
I was thinking of buying a 3BHK in 1810 sq-ft flat in New project that is currently in construction phase i.e. SBP homes extension-3 in Sec 126.

I know SBP homes is reputed builder but still wanted to get an advice about the following:
1. Quality of Construction (i.e. is the Builder using standard materials in construction whether its cement ,bricks etc.)
2. About Possession
3.Area wise how is sector 126 for staying and other amenities.

Well Sukhpreet,
I checked with Builder sales executives and they were saying they are giving tower by tower possession . Firstly they are going to give 1BHK possession by May-June 2014, then 3Bhk (1510,1540) possession by June-July 2014 and then possession of 3bhk 1810 sqft by Nov 2014.

I visited their site few days back and saw that still lifts are not in place for the 4BHK tower.Except floor, kitchen and bathroom tiles, no kitchen and bedroom woodwork, bath or toilet accessories are in place. Electrical wiring still not installed. Full society still running on emergency power( Generators). I guess They are a Kharar based builder, you can check some of their past projects in Kharar area and then decide.

I fully agree with Sunny, sorry to say that 4BHK flat is still far from completion. No work for lifts has been started till date. it seems builder has forgotten about construction of 4 BHK after completing other category flats and issuing letter offering possession of incomplete 4BHK in 2/2014. Builder seems to be more interested in launching of new projects than completing previous ones.What steps shall be taken collectively to enforce the builder for early completion of 4BHK in SBP Southcity.

Is this project got approval? If yes, by whom? What are the basic amenities under this project? Can you provide me the few? Which are the bankers providing loan on behalf of this property?

Yes, this projects has got approval by PUDA. The basic amenities under this project are kid's play area and jogging track, round the clock water supply, convenience shop,designer modular kitchen, world class club house, park, fountain, swimming pool etc.
Almost all the leading bankers and financial institution like Corporation Bank, Dena Bank, DHFL,SBI Housing Fin. Ltd., HDFC, AXIS Bank, ICICI and IDBI Home loan.

The cost of 3BHK in (1510-1960) sq.ft is approx 47-60 lacs whereas the price of 4BHK in 2410 sq.ft is about 72 lacs but there is a chance of negotiation. There are 490 units in this projects. Only 3/4 BHK are available except 1810 sq.ft in 3BHK has been sold out.

It is a G+13 floors apartments and 9 blocks have been constructed. As per the conversation with the executive, one will get possession within 25 days if he/she has paid their amout and fulfill their legal requirements.

There is a good news for you as i disscussed with the executive regarding your problem and found that the project is ready to move. Some minor work is still going on. you no need to worry. you can talk to Ms. Shivani Sharma regarding your issue her mob no is 09041058708.

Are you sure that the 4BHKs are ready to move in. My concern is 4bhk not 3bhk. How come they are ready to move if there are still no lifts in place. I have been upto 11th floor and trust me there is fairly a large amount of construction which needs to be done. Only floor,bathroom and kitchen tiling work is in place. And no house wiring could be seen installed.No bathroom accessories are fitted, kitchen wood work not ready. No glasses on windows,doors etc. And when SBP is going to receive the electricity from PUDA. The full society is still running on Generators.
I am still very much concerned if the builder is really interested in completing the project on time which is already dealyed by more than an year.
