Hi,
Heard that all banks offer fixed as well as floating rates of interest. I think floating rate is the best one that you should go for. But if you are looking at longer tenure then fixed rate option may be worth looking at. Also there are banks who offer 100% loan amount, provided you can show them that you have the capacity to repay. But do remember there is stamp duty, registration and other charges that will work out to approx 10% of the cost of the property.

If I go for housing loan, what is the EMI that one needs to pay every month. Should I go for floating rate or fixed rate for availing house loan. Need your help regarding this as I am bit confused like which method to opt for ???

Dear Ramesh,
If you are taking a loan for period of 5 years then your interest rate will be 8.95%. From 6-10 years it is 9% and 11-20 years it will be 9.50%. Almost all banks offer different interest rates for different tenures. The lowest interest is always offered for the short-term loans. Hence, you will get the lowest interest rates for tenures up to 5 years. This will progressively increase as the term increases.

Hi Abhijit,
If you are planning to opt for housing loan then you should satisfy the following criteria like
a. You must be a salaried person
b. Submit income proof
c. submit passport photo with ID and address proof.
Just visit the nearest bank and fill the application form and the details abut name, age, presently employed, amount of loan needed etc and submit. After submitting the documents with required attestation from gazetted officer, bank will arrive at a conclusion whether to grant or reject loan.

Most banks ask for latest salary slip, your bank statement for the last one year and last three years' income tax returns. If you're a businessman / trader you will need copies of you tax returns for the last three years. And two guarantors.

Thanks for the details. I have a plan of buying a 2 BHK flat in Tropical Lagoon. If I go for housing loan, what are the criteria for availing loan facility. How much is the EMI that I have to pay to the bank every month and what is the initial down payment to be made??

Dear Rakshit,
Bookings are currently open for this project and flats will be sold on first cum first serve basis. They have tie ups with many leading banks like HDFC, Axis Bank, HSBC, IDBI and ICICI for loan approval.

Hey Ravi,
Did you know that the project has good connectivity too to other places also. It is approx 7 kms from Thane station, 23 kms from Borivali, 25 kms from Airoli, 27 kms from International airport and about 32 kms from Bandra Kurla Complex.

Hmmmm!!!! Cool!!!! By seeing the locality and amenities given by the builder, I want to book a flat in Tropical Lagoon. Is the bookings open?? Which are the banks have approved for loans with this project. Kindly do let me know about this at the earliest??

Hi Vinay,
I actually visited their project site and had details with the executive present there. Came to know that it has 2 and 3 BHK flats. The area for 2 BHK comes to about 1270 sqft and is priced at Rs. 1 crore onwards. 3 BHK come with an area of 1665 sqft and the price of the flat start from 1.30 crore onward. The project has excellent amenities like landscape gardens, party hall, amphi theater, childrens play area, swimming pool, steam sauna massage room, temple within apartment complex, club house and lots more.

Actually the work has been commenced on this project. Tropical Lagoon has 4 blocks having 26 floors and is located in prime location in Ghodbunder Road. Mostly the possession is likely by June 2016.
