Well the current price trends in Kakkanad is:
Highest Price: Rs 4,296 per Sq-ft
Average Price: Rs 4,060 per Sq-ft.
Lowest Price: Rs 3,825 per Sq-ft
Kakkanad located in eastern Kochi is a good investment proposition. The area has witnessed a lot of real estate activity without as much user interest as expected. The main reason in my opinion was the indifferent attitude of the government and associated agencies on the future of Smart city. The project is well on its way and it has strong fundamentals attracting user interest especially from the non resident Indians.

Well, the project is under construction phase and expected date of possession would be December'2016 as per the discussion with the executive of the developer.
Almost all the leading bankers and financial institutions are providing loan for the property.

Good to know that you are planning to invest in Kakkanad. The region which was once considered the next big real estate destination in Kochi thanks to its anticipation of being developed an IT hub of South India. The region faced an investment dilemma as a large number of builders and developers focused on the region leading to a little underselling mainly due to global economic recession.
Yes, and the region did not get as much as NRI interest which is always a game changer in Kochi. Thankfully all issues are now resolved and the smart city in Kakkanad is well on its way.
