Q: I am planning to shift kochi Kakkanad and looking for new house nearby Irumpnanam. Is there any water pollution issue in Irumpanam since location is surrounded with lots of factories

Q: I am planning to buy an 2bhk apartment in manjooran scarlet in kakkanad. I read some reviews in online that the Manjooran builders are bankrupt. But i was contacted by the NANMA builders saying they have taken over the apartment from manjooran they are onluy sending the apartment. Is it true ?

Q: Hi!
I had bought an apartment in Asten Viveria at Thengod near Kakkanad.
The project was promised to be complete by 2015 and was delayed by the builder.
Now i.e. in October 2017, the builder is asking me to take over the apartment for which registration is incomplete, authority water and electricity is not completed and occupancy certificate from local authorities have not been obtained.
Is the builder right in his claim to handover apartment without these legal or official documents? Can a aggrieved customer refuse to take over in such instances?

Latest Answer: No, do not take possession of flat in absence of completion and occupancy certificate. It will consider as illegal and some basic amenities will discontinue by the local body. A building, of which possession has been obtained without taking OC, can be demolished at anytime. If builder had completed building as per sanctioned plans completion certificate would be issued by the authorities.

Q: I had selected an apartment in the project liking a particular balcony view and as the building size was less. However after collecting the booking amount and now nearing completion, the builder says he has altered the floor plan moving the balcony elsewhere and increased another 3 number floors for which approval is still awaited. Can this decision of the builder be contested?
Latest Answer: Hi Bijou, I had recently visited Viveria flats and as per them the final approval will be received in a months time. Even they are informed that, the payment shall be made once the final approval is received. Do you have any information later since I was planning to purchase

Q: I bought a flat In Jewel Homes preciseley Jewel Richmond. Quality of the materials used for Construction is very average. The Marketing Manager Mrs. Leena who sold the flat had informed me that maintenance cost has to be paid only after notice. Now after 2 years they have provided a consolidate maintenance charges of 40000 rs and have asked to pay in 2 instalments . Their claim for not collecting maintenance was most of the flats were empty and couldn't be sold and now they state that 50% flats has been sold and hence they have started collecting maintenance and hence to pay maintenance charges for the past 2 years. Moreover they send a list which shows maintenance as 1500 per month. Care taker has asked to pay 1750 per month. This company is total fraud and has no value for their words. I have lost money my investing in this stupid flat. I request everyone to be very careful before investing in jewel Homes, Kochi.

Q: I have seen many complaints on Purva eternity. Has all problems been resolved. Especially wrt water and electricity.
Latest Answer: I had a very bitter experience buying flat in eternity. There are very flats remaining in Eternity. All of them have be left behind as they have some or other type of defects. Also they all have been staying unused from last 3-4 years. At the time of buying Roy Jose ( relationship manager) at Purva Eternity promised to get all the issues fixed after the sale deed is done. Considering Purva being a very reputed builder, I fully trusted him. However after the sale deed was done, he took a complete u-turn and even stopped picking my calls. I didn't have much choice left as cancelling the sale agreement means losing money. If incase you still want to buy, make sure you have everything in email from the builder. Dont trust their words as they somehow want to sell the flat by promising some lucrative offers. In my case after I made sale agreement, Roy stopped picking my calls and never replied to my emails. thanks

Q: What is the type of configuration the project is offering and when is the project expected to get completed?

Q: Does anyone know whether Greenvista Prakrit project in Kakkanad, has got electrical supply from KSEB? Does ther first and second blocks have NOC or Occupancy Certificate?
Latest Answer: Hi Francis, I have a word with their sales guy regarding those issues and found that they have got electrical supply from KSEB and they have submitted the required paper for getting occupancy certificate.
