Hi everybody,
Can you please suggest some property in Miraroad, 2BHK under 60 lacs or 1 BHK under 35-40 lacs? I was interested in investing in Mira Road. Is there any resale available?

the rates quoted by them is 6300 / sq ft and the 1 BHK flats will cost you around 61 lakh and you can think about 2 BHK.?

There are lot of options and pricing is almost similar to Under Construction properties in that area. Don't take never ending tension and loose your sleep for several years by going for Under Construction project in the hope of saving Rs.500-800/sq-ft. It is always goodto buy ready-to-move properties.

It is not a good strategy especially in these turbulent times when builders are struggling to sell.

And whatever you have saved would get compensated by the huge pre-emi interest burden you would have to pay for several years till you get the possession of your home. So, use your brain and avoid under construction properties untill the new regulatory bill come.

Hi Jignesh,
It is not a good strategy especially in these difficult times when builders are struggling to sell their inventories. The risk with JP is though they have launched many buildings recently across Mumbai, I am not sure if any of them is in ready possession condition with OC as yet, so difficult to judge track record of delivery.

also the review of JP's gurgaon project is not so good. the development is very slow and also they delaying in developing extra amenities.i have visited and am not comfortable at all.

5 lakh for car parking
development charges around 4.5 lakhs
floor rise @ Rs.40
so we pay around 11 lakhs extra for 1 BHK. flat.

if we explore more we can get a deal of 2 BHK around Mira road for the same rate.

also came to know thee thousands of inventory pending in Mira road , so the rate may come down.

Hi Ravi,
The Sahar elevated road is being thrown open for public from today. This will provide a great relief for the commuters staying in western part of the city like Mira Road, Bhyander and Vasai. Motorists can have a big sigh of relief as they can utilize this elevated road to reach their destination towards Sahar airport, Marol, Chakala etc. It just takes them only 15 min to cover the entire stretch.

As far connectivity is concerned, Mira road is well connected by good public mode of transport. BEST operates many schedules from this locality to western suburbs, parts of Thane, central suburbs of Mumbai as well as to Navi Mumbai. Mira Road also has a local suburban railway station that meets the requirements of the residents living in this part of the city. Fast local trains originating from western line ie, Bandra Terminus and Mumbai Central have a stop at Mira Road station. Besides autos, cabs and taxis also form the mode of public transport.

Hey what about the opening of Sahar elevated road. Will this have any impact on the infrastructure in Mira road. What about the metro connectivity to this place??

Want to know how about buying a property in Mira road. Is this the right time to buy a property for self use. Can I expect any good returns in future in case I want to sell the unit. How is the overall infrastructure and connectivity in this locality as I am new to this city. Plz do reply.

You have a good decision to buy a property in Mira Road. In fact this is the right time to buy a property as the prices are stable. One cannot exactly predict the real estate trend as far the property appreciation is concerned. It is entirely dependent upon market factors and real estate price regulations.

Hello Sankalp,
The price of the flat what they are quoting is excluding registration, stamp duty and VAT. Came to know that car parking is to be paid extra. But as far maintenance is concerned the respective residents have to pay the monthly society maintenance as applicable every month or it can also be paid quarterly, half yearly and annually.

Hmmm. Seems like the amenities provided are excellent. But want to know if they are charging anything extra for car parking, club house and society maintenance or does it include everything in the total price of the flat. Let me know about it as I have plan of booking a property in JP Conclave.

Hi,
Heard that the price for 2 BHK comes to about 49 lakhs. 2 BHK has an area of 1000 sqft and the rate they are quoting is Rs. 4750 per sqft. Some of the amenities offered includes 100% standby, swimming pool, club house, community hall, security, gym and children play area.

Got to know that the project is still not launched and will be launched shortly. JP Conclave is being constructed by JP Infra which has 1, 1.5 and 2 BHK flats which is situated in Mira Road .
