Hi I am planning to buy a site in Venus county near APC circle Jigani with Aashrithaa properties @1450 psf.
Q: Please advise how's the deal in any better option is available near by.
Guys, don't purchase plots from this project. Pls look at their previous project in jigani named Madhumitra estate layout. No amenities, poor maintenance and it's very difficult to form association....Do watch out, don't lock your money... You won't see any price appreciation.

I am an NRI and planning to invest here. I want to know which all banks have approved the project and what all documents need to submitted to book a plot here.
VIP Group has cheated me. They collected initial token money from me. Later they refused to enter into agreement as per government rules. Since they took money from me, I asked them to sign in the Sale deed, they refused. When I asked to mention the layout amenities (for which only they charge premium otherwise it is a mere piece of land) in the agreement/sale deed, they refused. They refused to mention name address and PAN number of VIP directors, they refused. When I asked for refund, they are not refunding my money. I wish I could have been more careful in dealing with VIP group. I have now learnt that they did not own a single square feet of land. Yet they collected money from me. If this is not cheating, then what is it?

The project as well as the locality seems to be good. It is definitely worth buy a property here. I have checked the project and I am planning to book a property for investment purpose. So lets see how thing goes.
The locality is really good :) :) The project is 7 kms from Electronic City and also close other IT Parks, educational institutions and hospitals. The area is well connected Jigani Anekal main road IMP road 250 feet road and it is also connected through ATR ring road. Appreciation is expected :) :)
I agree that Jigani is a good locality but to investing in this area is not a good idea as the area is still in development stage, its not fully developed. Moreover metro connection wont be there which is a big disadvantage for this locality.
The project seems to be okay for me and the price quoted is also affordable. All I want to know is that how is the connectivity to all the other parts of the city.
The project is around 7 KM away from Electronic City, well connected to leading companies and major Institutions. The major advantage is that the project is close to Satellite Town Ring Road which will be connected to all over the Bangalore City surroundings like Devanahalli, Rajanukunta, Nelamangala, Magadi etc.
Venus county sold by Aashritha properties is a biggest fraud company in bangalore. Do not buy from them. My money is stuck past 6 months and they are not answering my phone calls and now I am initiating legal action agaist them. They will take initial down payment and then never give you the land. Please avoid Aashritha Properties
But I have got my money back without any deductions because I decided not to buy. And the return procedure was also nice. Though it took me to get in touch with them for around 1month. But I got back my money.
Hi Rahaman, if you are planning to buy a property in this project, do cross check all the documents with the help of legal expert, check the reputation of the the builder and also check some of the completed projects by them.

Hi Sheela, I have also paid some money to Venus County and awaiting registration. Madam please confirm you have still not got your money. How much did you pay them and when did you pay them. What is the reason they immediately did not go for Registration. Whether they made an agreement for the full amount you have paid.What type of receipt you got for the money paid. Aashritha Properties selling venus county are the biggest fraud in Bangalore. They will take money from you and will never return it. Till now my money is stuck and they are vanished. I am going to lodge police complaint against them

Hi Seshadri, yes its been cleared by BMRDA and in phase III 40% of sites are released you can go for registration and 60% of sites awaiting released by APA (BMRDA) so if you select your site in those 60% then you have to wait for registration until its get released by APA.
Hi, I have also booked a plot with them at Venus County. Waiting for registration as the plots are yet to be cleared by BMRDI. I don't have more information about them.
Hi Kanthi Sridhar, they are quoting 1450 per sq feet in phase 3, inveseting in Jigani is good. i have also booked a plot with them in venus county phase 3.

Jigani is a small locality situated in South Bangalore which is a part of Anekal Taluk.Jigani is one the well known industrial area in Bangalore and the area is also developing fast.
