BDA announces double flat rates

Q: What is the reason that BDA has doubled the rate of the flats?

BDA has invited applications for allotting 4,228 apartments, which include 1 bhk, 2 bhk and 3 bhk flats, and has posted the details on its website. The revised rates will apply only to these apartments.

Yeah BDA has increased the flat rates by 20 percent because of price rise in guidance value for land, cross subsidies given for the flats allotted to economically weaker sections and the increase in construction costs.

The BDA is constructing 6,680 apartments in Nandini Layout, Alur, Malgala, Thippasandra, Halge Vaderhalli, Kothnur, Doddabanahalli, Gunjur and Valgerahalli. It has so far allotted around 2,500 apartments.

BDA Commissioner said that the guidance value of land increased by 100 percent last year in some areas and construction costs have increased significantly in the last few years. Moreover BDA is also providing lift facilities in the new blocks

What was the old price for BDA flat and what is the revised price now?

For 1 bhk it was Rs 5 lakhs which has been revised to Rs 7.5 lakhs and they are planning to quote Rs 10 lakhs for their future projects.

For 2 bhk it was Rs 7.5 lakhs which has been revised to Rs 17.6 lakhs and they are planning to quote Rs 25 lakhs for their future projects.

For 3 bhk it was Rs 13.5 lakhs which has been revised to Rs 25 lakhs and they are planning to quote Rs 35 lakhs for their future projects.

Which are the localities where BDA enclaves are available and what are status of construction?

BDA enclaves are located in Nandini Layout, Alur, Malagala, Thippasandra, Halage Voderahalli, Kothanur, Doddabanahalli, Gunjur, Valagerahalli. The construction of flats are in different stages.

Yeah you are right Nakul. Allottees who have won 2 bhk apartments in lottery have started getting notice from BDA, informing them to pay an additional Rs 10 lakh over the original price of Rs 7.5 lakh which was fixed in 2012.

Soon allottees of 3BHK homes will get notices to pay up Rs 15 lakh more.

It seems the decision of hiking the property has been taken recently at a recent BDA board meeting. The rise in property price has definitely going to hamper the allottees a lot.
