Hi, i have a 4 bhk at dlf gardencity, omr. It has not seen much appreciation in last 4 yrs.should i continue to hold ?

Q: i had bought the property in 2010, but not much appreciation seen.
Kindly clarify.

Its up to you. But let me give you which is the good project in OMR near SIRUSERI IT Park.
Shine is a good project. Have booked 2 single bedroom Apts. Realy its worth for the money what you are paying.
I have been in search of Flats in gated community from Feb-13 onwords in OMR and around the areas. But i could see the Radince shine is the one really going in Fast phase.
Moreover the sales guys there especially Bala Sai doing good work there. He doesnt lie at me where as the other builders where ever i go are just keeping fake promise. But here in Radiace it doesnot happen.
There is no hidden charges and amenities wise good. Comparatively in OMR Radiance Shine is good. You can refer my name there if you really going to buy a FLAT. my name is Ramasubramanian.

The Project Started on 2012 -Nov, Almost all the floor is completed. Now the block work also started.They promised to deliver on 2015-Apr

Better to look for some other localities since the all the OMR prjs are stagnant and prices are quite high

Hello, can anyone tell me which all banks have approvals ?? What is the current price per sq ft ? Is the project approved ?

@Supratim: Banks such as HDFC Bank , Axis Bank , State Bank of India , Deutsche Bank , Indiabulls , Tata Capital Housing Finance , ICICI Home Finance , IDBI Bank , ICICI Bank , HDFC Home loans , Leading Housing Finance. The current price per sq ft is around Rs 3,500. The project is approved by CMDA , DTCP .

Hey as far as I know : A number of residential projects have already completed and are under various stages of implementation provide housing to thousands of ITs and students commuting every day. As land prices are soaring, housing is becoming expensive even in near by areas.

Main reason is beacuse the land prices are inching high in view of the anticipated improvement in infrastructure and improved connectivity levels and other things as well. Industry sources say that 35 companies have already very keen interest and in fact seven companies have confirmed their proposals to set up operations in the Park.

The housing demand will only go up in the years ahead and the supply level is also increasing due to coming up of more developers keen to provide varied options to homebuyers. So if you wait few more ...you may get good appreciation,.
