Q: The floods have severe impact on chennai, are there any propertties which were not affected by the chennai rains, so people will be aware of good or bad projects before investing
Latest Answer: Real Estate is a gone sector in India, One industry which is unregulated is the real estate market. Prices just go up only because of demand. People are so stupid that they buy in one place, and to live rent a house in a different place. And if you ask yourself what is the rent you will get after renting it out, it will be broken peanuts. In Chennai, atleast in most parts of Chennai, there is a over supply of houses for rent and tenants are having a say in how much they want to offer as rent. Little common sense will tell you what the problem is. Simple Logic - If you dont need one, dont buy one. If you dont live in one, dont buy one. If you want to invest the cash that you have now, it is up to you. It is your money. You can park it anywhere. If you plan to throw it out, do let me know in advance :). All i would like to say is - Have some common sense when you buy. Dont go and buy in herds because of the pressure you have from your family, your wife / husband, colleagues.

Q: Will Bollineni Hillside Phase II at OMR road is good option for investment? please suggest.
Latest Answer: Hi, price is showing increasing trends , current price is 4150 per sq ft. project launch date is in 2009 with starting price of 3999 per sq/ft.. and now it increased. so we can say that price appreciation is well in this project.

Q: My Hometown is Bhopal,MP and I am working for one of Top 4 bank in Chennai for past 4 years..Planning to take a plunge and buy a house.My job is stable here and might stay in Chennai for 3-4 years more until my kid is school going age.I stay in velachery a rented flat paying rs 21k per month.My budget is 30-50 lac.

Should i Buy a property in OMR for 40-50 Lac OR continue renting and Buy in Bhopal at a lesser Budget say 30-35 Lac?
Seek your pointers on what make more sense in terms of property valuation and asset generation along with current expenses(tax) management.
Guys Please help me solve my dilemma?
PS: My age 34, Income around 17 lac
Latest Answer: I don’t have much idea about Bhopal as a city but I definitely know that the real estate market in Bhopal has a setback of 1.3% in price value since last few years. So it is next to impossible to assume good returns from any investment made here. Like you I too was very eager to invest in Chennai for quite a long time and my search ended in OMR with making Radiance Mandarin as my new acquired property. The reason I choose Radiance Mandarin it has good connectivity with all the parts of the city. Important avenues like airport, schools, Hospital are flanked across my property. The area, the structure of home etc. everything was perfect. Last but not the least the builder Radiance Developers are class apart. There are so many upcoming properties available in OMR but only few are worth the investment. You can consider OMR as one of the highly preferred location for investment as it is the only location which has witnessed the maximum property rate appraisal in last 5 years in Chennai with

Q: I keep seeing Adroit District S ads frequently on the internet. Checked out their website and the project seems to be quiet interesting. I am planning to invest in a property on OMR and now considering District S. They promise brimming supply of underground water too? Any suggestions about this property?

Latest Answer: Hi, Its up to you. But let me give you which is the good project in OMR near SIRUSERI IT Park. Shine is a good project. Have booked 2 single bedroom Apts. Realy its worth for the money what you are paying. I have been in search of Flats in gated community from Feb-13 onwords in OMR and around the areas. But i could see the Radince shine is the one really going in Fast phase. Moreover the sales guys there especially Bala Sai doing good work there. He doesnt lie at me where as the other builders where ever i go are just keeping fake promise. But here in Radiace it doesnot happen. There is no hidden charges and amenities wise good. Comparatively in OMR Radiance Shine is good. You can refer my name there if you really going to buy a FLAT. my name is Ramasubramanian. The Project Started on 2012 -Nov, Almost all the floor is completed. Now the block work also started.They promised to deliver on 2015-Apr Thx Ramasubramanian,

Q: I really doubt if any one can ocuppy for next one or two months. I have been to Gold City last monday. My friend recently moved in and to my surprise i found him struggling for every thing. I mean it. From water to Electricity. To summarise he is in a real bad state of living.

I and my friend met the MD to ask when can they really complete the work and all other provision. All we got was a good set of excuse. I guess the MD forgot the "A Good Excuse + Work Not Done is not equal to Work Done"

I would say that everybody who has brought the flat with your real hard earned money should not sit quite for the delay. Did he allows delays and excuses in payment :-) I dont think so.

If there was a rating system then i would prefer downgrading the ratings for this builder.
Latest Answer: Ofcourse...i full agree with Mr. Ajosh..It has been a very long delay in getting the flats. Though they handover now, its not fully equipped to start living immediately. It may take another 3-4 months. Its a very worst case.
