Morpheus Pratiksha

Q: Did anyone of you booked for Morpheus Pratiksha or anyone you know???is it a right project to get in?Last sunday i had meeting with Mr. Anurag of A to Z builder.He said the possession will be by end of 2017.Now few of his units are sold to some other retailer.I selected a unit which is under that retailer.According to him the first payment while booking will be of 10% of BSP which should be in the name of that retailer.All the transfer of documents will done by them.Is that safe?i believe i should get a receipt from Morpheus and not from that retailer..right???Kindly suggest asap as if it goes well..i will book it coming weekend.

Always insist for payment & receipt directly from builder to be on safer side. You need to be very careful of your hard-earned money.
Brokers/ Agents may suggest various options for payment, but at the end of the day trust will be at stake.

Hello Everybody ,

I booked a flat on Morpheus Pratiksha through .sara India ....On my booking form and the provisional Allotment letter they clearly written PLC, Parking not to be charged from customer ...It will be charged from sara india ant both have there official stamp with signature ......Now the builder telling me Sara India deny for such agreement and you need to pay the parking charge and PLC..ect...... See How they doing the business....

They have not started construction till now and still no clarity about the start date. Is there some who have any idea regarding the construction start date of this project?

Bank of Baroda is a nationalized bank and Axis a private bank..so guess that their papers might be in order..but still you can get a lawyer involved to check documents and also visit the site office and check documents and work status.

Hi Kumar, you can also check if any Public sector banks are providing loans for this...banks like SBI and LIC does have documentation checks before tehy approve loans..youcan also check which all private banks are providing loans as well... if banks are giving loans then you can be assured a bit ofthe papers being in order.

And in your specific case..if you too are looking for loans please do make sure that youor lending bank or souce does not have an issue with the retailers of this project.

Hi Kumar, As much as i know about this..many a times the builder sells off his property to the retailer and so the retailer is kindof the owner of that property and so the builder is asking you to make payments to the reatiler and he will issue a receipt for you..this is safe..probably consider it as buying from someone othe rthan builder...I will further like to advice that you have a looka t al the papers and also check as to who will do the registrationof the property and who will pat VAT and service tax and such issues...

Hello.. i do agree with Hritwik...suggest you to hire a lawyer whocan check the property documents and advice you on other aspects as well.
