Q: Hi,
Like to know, the villa size of 1365 sq.ft. costing around 35L, (ready to move), but there is 1 doubt, as compared to other projects in Noida extension, price of this project is low, so is there any issue with this project, & also like to know, what all thing i miss, if i go for this villas as compared to high rise flats.
Latest Answer: Yes, such kind of localities are not safe for end users. Renowned Srishti Villas comes under Jila Panchayat. It does not come under Noida Authority. The basic infrastructure like approach roads are also not in place till now probably due to the jurisdiction of Jila Panchayat. Any chances that the property may also not appreciate in future because of these reasons?

I'm planing to book a flat in victoryone amara. Tower B.
Builder is saying to give possession till Mar-Apr'17. Amenities look promising

Need your suggestion guys. Very confused regarding the build quality, builder and the possession time.

Latest Answer: Feature of the Project. 1. Worst quality material being used in fit outs of the flats in pipeline for possession. All made in China company Air Condition and other items will be installed. And they call it Luxury Project. 2. Project already delayed minimum 3 years, still current buyers struggling for possession. 3. Flats will be delivered without OC or CC. All current buyers have been informed already. So you cant do registry for at least 2 years of getting flat. 4.Only one Lift will be operational in each Tower initially during the possession. You can go and check yourself on site. Builder completely denied for other Lifts any soon 5. Bogus charges Like Pratikar Shulk, Labour Cess and 18 percent GST on everything added in the final demand letter by builder, which increased the cost of Flat by 4 to 5 Lakh 6. Builder and staff will not answer your email and calls once you book the flat 7. Actual carpet area of the flat is minimum 40 percent lesser then their claimed super area.

Q: Did anyone of you booked for Morpheus Pratiksha or anyone you know???is it a right project to get in?Last sunday i had meeting with Mr. Anurag of A to Z builder.He said the possession will be by end of 2017.Now few of his units are sold to some other retailer.I selected a unit which is under that retailer.According to him the first payment while booking will be of 10% of BSP which should be in the name of that retailer.All the transfer of documents will done by them.Is that safe?i believe i should get a receipt from Morpheus and not from that retailer..right???Kindly suggest asap as if it goes well..i will book it coming weekend.
Latest Answer: Always insist for payment & receipt directly from builder to be on safer side. You need to be very careful of your hard-earned money. Brokers/ Agents may suggest various options for payment, but at the end of the day trust will be at stake.
