Hi Friends!!
I think Mont Vert Vesta is over priced compared to what other builders are offering in Pirangut.. Last week i inquired a 2BHK in Pirangut from reputed builder for 28Lac all inclusive its 920 sq-ft.

I think price of flat depends on PLC and amenities provided by the developer. If the project is on road side then price will be higher than the away from the road side.

Mont Vert Vesta by Mont Vert Luxury Homes, located at Pirangut, Pune offers 1 and 2BHK residential flats. Its sizes are available from 656 - 682 sq.ft in 1BHK and 911 - 1037 sq.ft in 2BHK. It's current rate will be Rs. 3365/sq-ft. 1BHK will come between Rs.28.64L - 29.59L while for 2BHK, 37.98L - 42.58L @Rs.4106/sq-ft. This project is under construction and ready-to-move by this year end. This is a PMC approved project and almost all the leading banks such as HDFC, Axis, ICICI Banks are offering loan for this project.

Delay in handing over possession could be due to a builder's total lack of proficiency or because he is under financial pressure or messed up in some legal action. There could be situation beyond the developer's control too. He may face sudden shortage of material and labour.

Worst experience with Mont Vert. Mont Vert is a brand in real estate in Pune but they miscommunicate their customers about additional charges, improper communication regarding possession, delay in completing their project, not at all courteous, over commitment, mis-representing, misselling. You name it and they default in it.

The Director agreed that they do have bad communication as he heard the same from other customers who complaint about their staff, but the staff(specially the Sales team) says they send mail to the customers. Whats the point if your don’t pick-up the phone and talk to the customers if they are annoyed. There is direct allegation on the customers saying their staff never miscommunicates.

While you ask for the compensation for the delay in their construction, the response you get is:

As far as the delay is concerned, it has happened due to some unforseen circumstances which were beyond our control, hence we regret to inform that we will not be able to pay

It is advisable to wait until the procession of the Flat. if you raise dispute with him now he will not deliver the flat and it will result in huge monitory loss to you.
Once you are in possession of the flat you can approach the Consumer forum for seeking relief.

It is well located at 6 kms from schools such as Sanskriti School and Sri-Sri Ravi Shankar Vidya Mandir which is less than 20 mins from the project site, Only 11 kms. from Hinjewadi Ph-3, Pune Chandni Chowk- 15 kms, Kothrud- 17 kms and Bangalore-Pune Highway (NH-4) via Ghotawade Road-14 kms.
The project comes under Gram Panchayat Sanctioned and has got all the project related approvals.
Almost all the leading financial institutions and centralized banks are offering loans for the project.

It offers 70 1BHK, more than 500 in 2BHK and 77 fully developed bungalow plots. It is a G+8 apartments having 5 blocks. 1BHK in 631-650 sq.ft whereas the 2BHK in 850-1000 sq.ft. The price per square feet is 2233 and about to increase by the next month.

Contruction work has completed upto 5th floor. No, i think you can get your unit possession on time. The expected that of possession would be December'2015.
Yes, there is a sample flats available for the site visitor including club house and swimming pool.
