Q: Project looks great but I heard that garbage depot is also coming in Punawala and it is not very far from here....not sure how it is going to affect this project.

Its not a Garbage Depot, it’s a proposed SWMP (Solid waste Management Plant). There are existing SWMP in Koregaon park, Aundh, VIman Nagar, also one is coming up in balewadi. So, I believe people have not stopped living in these areas, in fact these are amongst the most developed & preferred residential areas of Pune. Since you have already done some research on the Proposed SWMP of Punawale, I would suggest to do get a feedback on the above mentioned location SWMP also, in terms of smell in vicinity, trucks movement, & open land of Garbage dumping. Our project is located in Survey No. 17 & the Proposed SWMP is in Survey No. 24 & 25, so geographically it is in Punawale but location wise it is in Hinjewadi. There would be multiple access points to that point, Punawale road will be one of those. Please check the following links from PCMC web site & attached files. Puneville is very good project, it will going to develop almost 40 acre of land. Pharnde spaces got 4 star on the scale of 5 by GRIHA which proves that any how Garbage depot will not going to create any issuses for the project . Even though if we talked about that particular Garbage area. Then I must say no project in that particular area Will suffered by that. Hi friends, Unlike Pune Municipal Corporation which has been constantly facing severe fire over garbage disposal from villagers of Urali Devachi and Phursungi, the protests faced by Pimpri-Chinchwad Municipal Corporation from residents living near its Moshi garbage depot are largely infrequent and mostly muted. As a result, the PCMC had planned another garbage depot in Punawale besides implementing a buffer zone plan around the depot, which the civic body believes would help soften protests.
Yes, and this garbage depot would be around 1km from the Ravet bund, from where the PCMC and the Maharashtra Industrial Development Corporation draw water to supply to the entire city. Besides, large trees would have to be cut to set up the garbage depot.

@Puneville, The access road to the SWMP is the same on which MH-14, Puneville etc. are there. The trucks would pass through there. The SWMP in Aundh near Spicer College does stink. I have gone through that road many times. I agree with you that it does not stink half a km away. What i think this place is going to take another 8-10 yrs to be liveable.
I agree with you Ujwal........If Pimple Saudagar took 10+ yrs to become habitable, then PCMC still has to develop Tathawade and Wakad first. If Hhinjewadi comes under PCMC, then Hinjewadi will take priority. Punewale will take a long time. Why prices in Puneville are higher than Wakad and Hinjewadi?

hi, i am planning to invest in the legacy lifespaces- trin arcs in punavale s.no. is way away from this project, however, i want to know whats the current status of the PCMC plan to make the Soild waste mgmt. here in punavale
Dear All.. I have as well Booked a flat in Rudraksh. This garbage depot is in PCMC development plan. Pravakar, its not in Hinjewadi Area. I can paste a link for your reference. I am as well worried about the same. Though I have not booked for investment purpose, this will make living difficult.
If the authorities follow regulations, garbage depots should not be opened in areas where legal residential area is planned. All these PCMC approved residential projects in Punawale area are very close to the proposed site for GD. Many of these will be using ground water which may get contaminated by the sipping from GD and result in health hazards. Additionally air pollution will definitely affect the quality of life of the residents due to no fault of theirs. After all PCMC approved those residential projects and if the authorities are sane and think about people's well being they would never allow the GD project to go ahead in the same area. We all know that GD is basic need of modern day but the location of the same need to be carefully considered and based well away from residential areas. Garbage transportation costs should not be reduced at the expense of the resident's health and quality of life. Local people's determination can stop this going ahead.
Well some say its going to be shifted/Cancelled but the PCMC officials say they have bought the land and there are no cancellations ...so its a big question mark for people like us who want to invest in punawale.
so now it doesn't make sense to invest in punawale.I really liked the locality very much and am still thinking of investing there but i guess it doesn't make sense in the long run the property won't appreciate and will get stuck with a garbage depot.Too bad such a upcoming place with hinjewadi close by the garbage depot spoils it all.
Hi looking at a project in punawale by bhagwati builders need to know if all the papers are in place in this area for the projects and if there is a garbage depot really coming up in punawale. and if i compare punawale to ravet which is a better investment. please suggest.
Hi Rajiv, Glad to know that you have choosen a good area to invest. Punawale is fastest developing locality in PCMC-Pune. A newly launched project name haven't decide by the developers yet and project is prelaunching phase. It offers 2/3/4 BHK apartments from 1055-2500 sqft, @ Rs. 4600/sqft. It cost almost Rs. 58- 1.5 crores. Closed to Hinjewadi IT Park, PCMC MIDC and very closer to developed area like Ravet, Nigdi-Pradhikaran, Chinchwad. It is just1.5 kms from the Pune-Mumbai Highway. It has well connectivity with Akurdi Railway Station. Few infrastructural development is also happening here. So, in future it will give you a goo appreciation.
Okey. The current price trend in the locality between 4200-4600/sqft. Only two areas in Pune where you get affordable property rate one is Punawale itself and other is Chikali. Previous record shows that the rate of appreciation in this locality is 10-12% every year. So, if you are investing here for a 3-5 yrs of time will get a 40-50% of return.

Hi Bijendra, You might heard wrong because garbage depot is coming on Hinjewadi area not in Punawale area and it is not going to affect any project in this area. Can you tell me which project are you talking about so that i can explain you in a better way?
