Q: I am interested to know how is the demand for villas in Bangalore real estate market.

Why villas stand as the best choice for the developers in the city? Comments are highly appreciated.

Villa construction is 1.8-2 times more expensive a venture than apartments, on account of reduction in FSI, under-utilization of land, and the need to incorporate high-end amenities, villas still stand as the best choice for developers in the city. Developers jump on the villa bandwagon due to higher profitability margins. Positioned more as a lifestyle statement, villa projects in the city command price that ranges between Rs 2 crore-Rs 12 crore per unit.

As per market reports, demand for 4BHK villas has been on a growth vehicle with capital values ranging from Rs 12,000 to Rs 14,000 per sq ft. The demand for villas valuing Rs 1 crore- Rs 3 crore have been at a steady pace in the city. Riding on the back of locational advantage and proposed infrastructure development, demand for villas in North Bangalore has jacked up.

It seems more than 13 projects have been launched by the developers in the city last year, out of which 6 projects including 588 units were set afloat in the second half of the year, encompassing an area of 2.2 million sq ft. Prestige, Sobha, Brigade, Embassy, Total Environment, Chaithanya and Nitesh Estates are some of the leading developers in the city that require a special mention.

Yes... North Bangalore has grown as a real estate hotspot in the past few years due to the presence of Bangalore International Airport. Many logistics, entertainment and hospitality services have set up shop in the surrounding areas, drawing the attention of the real estate developers... so try to invest here for better growth...

I read some where that the demand for villas in North Bangalore has increased due to the close proximity to airport and proposed infrastructure development in the region.

During last year, 13 villas projects were launched in Bangalore. Villa project absorption has been temperate in Bangalore.

According to a survey by L J Hooker, areas in Bangalore holding unsold inventory of villas and row houses are Jigani-Anekal road, Whitefield, Gunjur, Yelahanka, Sarjapur road, Sarjapur, Nandi hills, Haralur road, Marathahalli, Bellary road, Old airport road and Devanahalli. :(
