Q: i am planning to buy villa plot in gated community named sri sai gardenia in Hulimangala panchayat, near electronic city at 800 Rs per SQFt in the gated community, which is really low as compared to adjoining areas. it is in Bangalore Urban so developer says it may soon come under BBMP. its not DC converted.
It is only panchayat approved & BDA NoC, no other approval, Anyone please let me know the possible legal complication that can arise in future. Is it safe?

Did you purchase the plot in Sri Sai Gardenia... who is the developer/owner... Even i have seen the same layout and enquirying to purchase plot.... How safe is it??
I enquired the same in Sai Gardenia and requested them to provide all the documents. They wanted me to go for booking with 1L and then take the documents for verification. She also warned that they would deduct 10% - Rs. 10000 if you find that documents are not in proper place and request refund.
Please be aware. I strongly feel the documents may have issues. BDA NOC does not mean it is free from legal issues.
Hello Vineet, The current rate per sqft going on is Rs 833 andit has got panchayat approval and they will be giving panchayat Khata.
I think it is very much safe to buy this property but to be on the safer side it is better to cross check all the documents with the help of a legal expert.
