Wagholi locality review

Q: We are planning to shift to Pune and buy a house in Wagholi. Please share the pros and cons of the locality.

Wagholi is located in east pune and it is a good option for new investor as well as residential person. Wagholi gained its popularity because of Kharadi Eon IT Park in the vicinity. But If you are looking for investment purpose then Wagholi is better go for areas. Wagholi is good for long term investment ( say for a time period of 3-5 yrs). In January to March 2012 quarter the property price was Rs 3100 and now the rate per sqft going on in Wagholi is Rs 4000 to Rs 4300. The area has seen almost 30% rise in property value.

There are many option for ready-to-move-in properties available that suit every budget. Starting from over Rs 9 lakh, Wagholi provide project and properties which are priced as high as Rs 80 lakh and plus. In Rs 40 lakh, one can easily find a 2BHK unit in good builder project.

Prominent builders in this area include Marvel Realtors, Kolte Patil Group, Prestine Properties and BU Bhandari Landmark.

Developers who will deliver their projects in 2014 include Ahan Builders, Omkar Group, Agarwal Ventures, Blue Skyy Builders and Promoters, Unecha Associations

As per my opinion, Wagholi is a good destination for new commers. Wagholi gained its popularity because of Kharadi Eon IT Park in the vicinity. But If you are for investment better go for some other areas as Wagholi will take some more time to get developed. Wagholi is good for long term investment ( say for a time period of 3-5 yrs). I use to stay in Wagholi and I feel it is one of the good places in Pune City. Mostly IT Professionals reside in this area. Wagholi has more than 100 residential projects under construction. Wagholi is yet under Gram Panchayat. But in the next 3 years it would be under PMC Limits.

How is the connectivity and assesibility to other parts of the city?

Wagholi is a nice locality and is well connected with the other parts of the city. It is easily assessible by train, buses and public transport. Airport is around 19 kms from Wagholi.

@Rohit, there is no good school available in Wagholi and students have to travel to the near by places which also create traffic congestion during peak hour

Some of the near by hospitals are: Sushrusha Hospital, Dhanwantari Multispeciality Hospital,Imax Multispeciality Hospital and Lifeline Hospital.

PROS: Wagholi is becoming a preffered residential destination in Pune because of it affordability and proximity to various IT Hubs. The locality has good connectivity via Nagar road and easy access to social infrastructure, schools and malls. It seems a new four lan flyover is proposed which will connect Wagholi to Shikrapur. Nagar Road has now been widened into a six kane road. Less traffic is there because of the broad roads.

CONS: The infrastructure in this area need to be upgraded. Water supply and power need to be addressed. The locality is good for single professionals.

IT hub in Kharadi nearby, it is seeing a tremendus demand for the property and new project and thus attracting many developers and investor.Being near to the Kharadi IT center point, Wagholi is deliberately situated on the Pune-Nagar Highway. The range offers great integration through. Nagar Road which has now been enlarged. Khandala Loni Road unites the territory to different parts of the city.

Hi, The zone has a built social Infrastructure which comprises of shopping centers (Inorbit Mall, Phoenix Market City), schools and hotels.However, water supply and power are the main concerns in the area that needs to be addressed. but soon this problem is rectified by the local authorities.
