Okey,
The rental value in the kalyani Nagar jump up 10% in 1st quarter. Previously, 2BHK apartment in this locality rent up around Rs. 20000/month in last year qtr. end while this year it was tagged at around Rs. 22000/month. This means a direct increase of 10% in the rental value in just three months.

This means that those who had leased out their properties in Kalyani Nagar have reaped benefits. Am i right? What can be the reason behind it?

Well,
The main reason is the demand and supply mismatch. Kalyani Nagar became popular as a residential option because people are finding Koregaon expensive in comparison to Kalyani Nagar.
