Kalpataru Harmony charges interest of 21% on the delay in payment frm bank. Height of stupidity.

I am a resident at E wing.when u purchase ur flat make sure to put a clause on quality and timeliness of the project cos my experience with the builder has been very bad.

Hi all,
I planning to buy a 2BHK unit of this project for investment but before that i wanted to be sure whether the project got approval or not. If yes, which local body has approved this project and the banks providing loan?

Hi Aarti,
This project has got all the project related approvals from PCMC and almost all the centralize as well as the private banks are offering loan for this project.

Harmony by Kalpataru Ltd. strategically located at 24M DP Road, Wakad, Pune. This project offers 2/3 BHK premium residential flats. the area range of 2BHK is 1105-1215 sq-ft whereas the 3BHK from 1567-1701 sq-ft. The current price quoted by the developer is Rs. 5850/sq-ft. It is a G+12 storeys flats consists 5 towers. Currently work on wing A/B, club house is going on. The booking amount depend on unit sizes and the floor.

It is one of the most demanding location of Pune with the bustling IT Hub of Hinjewadi just a stone throw away. All the basic facilities such as schools, hospitals, malls/markets, banks/ATMs are close to the project. Transport facility is also good in this locality. The location of Baner, Aundh and Balewadi Sports City are all so close by.

Yes, the price quoted is negotiable at the time of booking only. The date of possession will be March'2015 for 2BHK and December'2014 for 3BHK.

Hi Aarti,
If ur planning for home loan from SBI then forget abt Kalpataru Harmaony...as the payment process of sbi takes 15-20 days time for any demand letter & the time given by builder is 7days so at every demand delay u hv to pay 21% interest rate.....so u hv to opt either Kalpataru or sbi....& one more nice thing .....if the delay is frm builder side (% tht is true in case of harmony project) they won't compensate.

Hi Pradeep,
In the Agreement, there will be a clause for payment of interest for delay payments by purchaser or buyer. The first thing you have to do is to check your agreement paper, whether the agreement carries any such clause of interest. If there is any clause, then what is the rate of interest?
If there is any clause, then the builder will provide you a letter giving details about the interest charged. If he is not providing the same, then there are chances that there is no clause with reference to interest in the agreement.

I suggest to visit Pashmina Developers. I t is reputed real estate builder.
