Property in Manikonda

Q: I have been working in an IT company in Gachibowli for some years now. Planning to settle in Hyderabad itself with my family. I’m considering buying a property around which is convenient to commute to my office. Can you suggest a good locality for me? I was thinking of Manikonda.Thanks in advance.

Also whatever water we get is pretty unhygienic. Many times we get very dirty and polluted water. We have to be careful with the water we drink and even though this is supposed to come from Osman Sagar, its still no good. Not enough and poor quality.

Water problem is another thing. Everyday the lower income groups sit by the pipeline waiting for water to show up and it is in very limited quantity. So most of them have to spend extra and buy water from tankers which is not fair for them! This locality needs some major work.

Ok I should warn you that the locality does have many civic issues. Of the worst are the bad roads and insufficient water supply. Basically the roads have potholes everywhere, sewage and sludge everywhere, and its very difficult for cars and bikes to ride on it. Many 2 wheelers have met with minor accidents because of uneven roads. And if a car goes fast on these roads, the car's engine starts acting up or gets damaged.

Hey! Even I’m considering buying a property here. The developments are very evident. The infrastructure is improving on a fast pace, and the shopping and entertainment malls are coming up too. The two revenue villages, Manikanda and Puppalaguda are present here, along with the Chitrapuri colony. There are many mid-segment projects being undertaken here with the price range being INR 3,500/sq. ft to INR 4,200/sq.ft. This depends on the location, developer, features and many other factors.

Manikonda is fast developing. It’ll soon be a full-fledged commercial hub with a fulfilling residential sector. Its connectivity to the New Radial Road no. 5, and Arterial Roads is also a point to consider. The locality has a good neighbourhood. All classes of people can live her together. There are a variety of options for you to choose your lifestyle. There are many bakeries, restaurants, vegetable shops and supermarkets around. From banks and ATMs, to hospitals and medical stores, everything that is necessary is available here. The place is not congested by traffic, or polluted by noise. The locality is calm.

I agree that Manikonda is a good choice for you as far as investing in a property is concerned. Moreoever since you want to stay with your family, the fact that there are renowned schools around is an added advantage. The Delhi Public School and Oakridge International School is just a few kilometres away. Apart from that the Lanco hills is only 2 km away, and the outer ring road can be reached at the Narsingi junction at a distance of 1.5 km from this locality. In future, even if you jump companies, most IT companies are in the vicinity with so many IT parks around. So this could be a long term plan for you.

If you’re looking for property with cheaper rates, but with higher growth rate, then I think Manikonda would be an ideal locality for you. The real estate here is now gradually seeing quick growth. So if you invest in a property here now, the appreciation in the near future that you get would be amazing. There is a lot of convenience factor here too. Its close proximity to the outer ring road and IT hubs like HITEC city, Gachibowli and Madhapur is a winning point. The locality is very safe and secure for your family to stay in.
