Yerawada locality review

Q: I am thinking to buy an apartment in Yerawada for investment purpose. Can anyone advice me if it is a good idea to invest in this locality?

How is the rental value in this area? I am planning to rent a house in Yerwada as I got a job in IBM recently? How much will be the rent of a 2 bhk apartment?

Yerwada has become a preferred rental option for several home-seekers due to increasing development of burgeoning IT/ITeS industry in the nearby locations. The locality is sought by professionals working in the area because of its surroundings by multiple large scale companies such as IBM, TCS (Tata Consultancy Services) and Bajaj Allianz. The rent of a 2 bhk apartment will be in between Rs 12,000 to Rs 18,000 depending on the furnishing.

1-BHK and 1-RK (1 Room Kitchen) units are the most supplied in Yerwada, depending upon the size of these units they are available within a wide budget range of Rs 5,000-15,000 per month. For an example sized around 250-300 sq ft, a 1-RK commands a rental value of Rs 4,500-5,000 per month, on the other hand a 1-BHK unit, sized around 500-600 sq ft, is available for a monthly rent of Rs 8,000-12,000 per month.

Hi Vatsa, As per my knowledge Yerawada is an old locality is Pune and densely populated area. The area is good for end use purpose but I do not feel it is a good idea to invest in this locality as the resale value in this area will not be as good as Viman Nagar, Koregaon Park or Kalyani and even the area has slums. Current the rate per sqft going on is Rs 7000-Rs 9000, anyways the rates are on the higher side so I do not think the rates will increase so easily.

It is one of the preferred location due to its developed social infrastructure along with recreation and entertainment options and the majors like hospitals, schools and colleges. It has some major IT companies like IBM and WNS. Railway station and Airport is also in close proximity. The area is well connected to other parts of the city as well.
